Also, rates are based on current size. In that case Myrtle Beach would probably be the fastest growing, but it's a great deal smaller than the big three.

These projects have a long long buildout. And, as red sad, Cola, Greenvilke and Charlotte all have numerous projects. Cola has between 500m and $1b in construction projects downtown. Cola actually has led SC in growth for a large part of this decade.

Your growth percentages are multi year numbers and reflect the recent developments such as Boeing. Greenville experienced this same surge with BMW which trails off after the initial ramp up. Boeing will still grow but at lower rates. Charleston is nice and doing well, just keep it in perspective.

Charleston is a great place to visit, just a terrible pace to build a career unless you want to wait tables.

Yep them good ole southerners waiting tables and living in the most expensive zip codes.... Makes perfect sense....I think Upstate lacks class and definitely education

You mean the vacation homes where the wealth was earned elsewhere? Keep in mind, tourism and government services make up a large portion of Charleston's workforce, not exactly high income. A lot of the homes you reference are owned by folks in Charlotte, Atlanta, Raleigh, Greenville, and Columbia.

Anyway, this will go nowhere regardless of facts. For Charleston folks, MUSC is the greatest medical school, Charleston is actually relevant and according to the Post and Courier, is the largest metro in SC. The last statement shows how delusional folks down there can be, it is third and fourth largest meto in SC. It is unlikely to catch Greenville and is dwarfed by Charlotte.

As for education, remember you are in Charleston....not exactly the high water mark for education. At least Cola and Greenvile have comprehensive research universities.

People predicting a slowdown of population growth, especially when Charleston gets the attention it does, perhaps need to read a bit more before just guessing.

Southern migration is growing exponentially. The way humans communicate in this country has drastically changed and the introduction of the internet makes communicating with other regions easier, getting to know people easier and keep people close even at great distances, and learn about other regions easier. It's allowing people to gain vast amounts of information allowing them to migrate easier.

I don't think people necessarily go where the jobs go, but the right-to-work and business friendly South may have an effect if you want to tout that as important. And ever-lasting demand for coastal living only logically leads someone to believe that people may be gravitating to the Southern coasts. I know you may not like coastal living as much (whomever you are inlanders), but thousands of years of human history of demand can't be wrong.

Time, my friends. Give it time. I have an odd-feeling that this thread will be proudly bumped in about 4-5 years by some Charleston-metro folks.
