Hello! I'm helping my sister and her fiance out look for homes in the Tampa area and here are what they are looking for:

Where is your employment and the hours you will be working.
MacDill AirForce, standard 9-5 hours, Mon-Fri

What is your budget for housing. Do you want to rent or buy?
$250K - $425K, Looking to buy, Having or not having HOA is not a concern

Are schools a concern?
No. They don't have kids and don't plan on having any at all.

What is an acceptable commute time?
No more than 30 minutes

What else is important to you?
Near shopping/restaurants, close to Ybor (no more than 20 min), water access or a home with a pool, and safety (not in a crime-ridden area)

Any assistance would be greatly appreciated! Thanks in advance!

Default 2 very good and 2 okay areas

Best areas that would have what you listed are Davis Island, Dana Shores and possibly Sweetwater or Sunset Park. Dana Shores and Sweetwater are just west of Memorial Highway and just north of the Courtney Campbell Causeway. Davis Island is between Ybor and MacDill.

I just checked all these areas in the MLS and each has some houses in that price range with either a pool or waterfront (more with pools than with waterfront).

Dana Shores is a nice area as is Sweetwater and many homes are on the bay, however the traffic to MacDill during rush hour is going to push that commute time requirement. We have a member who use to live in Dana Shores so maybe he will drop by, however you are right next to the airport too.

Davis Island or S. Tampa would be my suggestion. Homes are older but you are close to MacDill, restaurants, shopping and night life. Yards are bigger than in the newer subdivisions too.

The one thing to remember is if you are on the water you are going to pay $$$ for HOI. I had a friend who had a house on the intercostal and her HOI was over 1K a month.

Ybor and Work commutes really cut your selection. South Tampa would fit with price range, but that won't give you waterfront, should get you a pool.

Might check out a two bedroom condo at the Grandview on Harbour Island. Should be possible at the upper end of that price range. Waterfront.
