I am looking for house/property.
There is a lot at 12144 Phoenix, Brooksville. It is just a few blocks/mile from the gulf. Looking via Google Earth it seems that there is a lot of undeveloped land. Is this a bad sign? If so, why, please?

Most of the land in that area west of 19 is National wildlfe refuge most of the way up to Crystal River.

Well, if a strong hurricane came through that entire area would be under water. Its mostly marshland. There is a pole, I think it is at the intersection of Shoal Line Blvd and SR 550. It is marked to show how deep the water would be based on various storm strengths. It is out there a ways as well. You have to drive to US 19 to for your shopping.

I cant imagine what homeowners insurance would cost over there.

According to what I see, it's east of 19. I don't see there being a flooding problem:

Oh my. I just Goggled the address. It is WAY east of 19. From the OP's description of the location I assumed they were talking about WEST of 19.

Having looked at the area on Google it does seem a bit undeveloped but I dont see why it is so.

It seems to be in the Royal Highlands area. There is plenty of development in the area.

Brooksville is nowhere near the gulf. Anymore than the man in the moon is.

5 miles from the gulf, 14 driving miles from the boat ramp. The large piece of land you are speaking of is the Weeki Wachee Preserve and the Chassahowitzka National Wildlife Refuge. That is a good sign.

A lot of that area up there is like a barren wasteland. An exit off the parkway at Centralia Road would have opened that area up nicely. Now you'd be better off to drive a few miles up the road to the Sugarmill Woods area. A lot nicer area by far.

Depends on what you want. The Royal Highlands area is pretty desolate compared to the Sugarmill Woods development which is a "planned community". It is deed restricted. You have to live under the rules of a home owners association.
