Where are the best neighborhoods for a family to live in? We're moving to San Angelo in a month and will be looking to buy a home. I don't want to live where a bunch of partying college students live. I'd like a good school district, and living near military families is great.

After searching a bit on this forum I've discovered the southwest area of town is nice.

However, I have a question about Northland area. It looks like it's all new home developments. It's next to Lakeview which is not recommended, and there are a ton of home for sale there. I'm guessing the school district is the same as Lakeview and not recommended? Any extra info would be wonderful.

Also, I was looking at a house that's on N Van Buren St, which is north of Brentwood Park off Junius St and east of N Howard St. What is this neighborhood like?

The Bluffs is the safest, cleanest neighborhood. 250-500K. The "upper level" are more expensive homes, the lower level has some cheaper homes.

The Bluffs is where the police brass live, city politicians, most of the doctors, lawyers etc live.

Bentwood Country Club is nice but older and has lost its appeal level over the years.

The bluffs is a nice neighborhood & you can easily get a home in the Bluffs for much less then that. I rented there & one neighbor managed a parts store and the other worked at the airport.I'd say the average home is $150k. Santa Rita area is nice older homes. College Hills is fairly nice, some parts more then others. Its close to ASU, so some students will surely be around, but its definitely a family friendly area. Bentwood CC is nice, but overpriced for their tiny yards I'd say. I'd just try to stay on the South side. Paul Ann is a decent subdivision and exception, but other then there if you can I'd try to stay out of most of North San Angelo.

I agree. If you stay out of the north end of town you'll be fine. I live in the southwest part of town and I'm surrounded by alot of nice neighborhoods.

PaulAnn is nice, but it is SO isolated. You will be driving a long way to get to a decent grocery store, retail shopping, etc. It also does have Lakeview schools.

Stay in the SW part of town or in the Bluffs. Those really are the best parts. You will find military families all over town.
