I have been there once. As far as growth, I think you mean the businesses on crain hwy? anything else besides that? How about the nightlife and recreation, it doesnt seem like a lot to do in Waldorf neither.

currently, I am making offers on short sale houses in Waldorf. my price range is around 280k, I can get a pretty nice house that I can share with someone in waldorf as oppose to <1000 sq ft townhouse/apartment at Alexandria living by myself.

I also looked at the stat, if you were to compare Bethesda/Alexandria to Waldorf, the total crime rate isn't that much of difference, but having higher murder crime rate in Waldorf do sound scarier to people.

The way I look at it is that the area of Alexandria/Bethesda are nice but they have less population growth in the past 5-10 years while Waldorf is still growing in double digit. % wise

I do agree with you however, Waldorf has poor city planning , but what about La Plata do they have better future?

I wouldn't trust that information. There is no way Waldorf population is still 24k. It was 22k during the 2000 census and that was when I was in high school. Just to give you a bit of background, I grew up in Accokeek and went to high school in Brandywine, so Waldorf was always my hang out spot, the place I got my first job, etc. etc. Since that time though Waldorf has changed tremendously. A lot of urban sprawl has occurred since then. More subdivisions has popped up, more schools, more shopping centers, and of course more people. Not sure what the actual population is there (we probably won't know until the end of the year), but I am sure it is a lot more than 24k so the rest of the data on that site could have very well changed. The best way to get an accurate is to check out the new census data just released on the Washington Post. When you look at Waldorf you will see most of the areas have had a change of at least 1500-2000 people since the 2000 Census, so there shows you the tremendous growth.

As far as nightlife and recreation, I'm not well-versed on nightlife in Waldorf, but from what I do know there are a number of clubs and bars around. One of the bars that used to be a pool hall on Crain Hwy has turned into a comedy club so there is definitely a nightlife, but you won't mistake it for DC. And recreation there is a capital clubhouse that has rock climbing and some other things. They also opened up a LOL station that has laser tag and other fun things. It seems to be more catered to kids than Capital clubhouse. Of course there are plenty of parks and community center too, so Waldorf has a lot recreation as well.

As far as La Plata, I think it is a lot better off as far as planned development. It already had a lot of city structure set up, especially prior to the tornado in 2002. Now it is being rebuilt but no where near as much as Waldorf. It is a lot more laid back down there, but I will warn that it's a lot further down so any commuting from there would be even worse than it is right now.

I don't really blame you for considering Waldorf though. It is nice. For the amount of money you pay, it's worth it, if you have the peace of mind of not having to deal with maxing out of your price range and getting more for your money. Good luck.

Meatkins, the population within the Waldorf mailing-address is generally estimated at 75,000 - 80,000 by the real estate industry. Last year I was volunteer-editing the http://en.wiki.org/wiki/ article on "Waldorf" to show that figure, and I had a feud going with another volunteer editor who kept deleting my figure and changing it back to 20,000 or something. He claimed that the Waldorf official Census Tract has only 20,000+ and that Saint Charles is a separate Census Tract. I said no, Saint Charles is reasonably part of Waldorf, by every possible definition (its entire mailing address is Waldorf, 2 out of the 3 Waldorf-named fire-houses are in Saint Charles, etc.) and Saint Charles's population should be included with Waldorf's, but I couldn't convince him.

You'll always run into that in MD. With so many unincorporated areas and so few municipalities there is a lot of fuzziness on population.

what are some of the universities/colleges in the area?

I know college of southern maryland ...but any others?

In Southern MD, no. CSM is a community (2 year) college, although long term the plans are to make it into a 4 year degree institution.

Further afield, Univ. of MD is up the road in College Park, Bowie Univ. in Bowie, Hopkins, UM Baltimore, UMBC, Morgan, Coppin are all in Baltimore. Hood in Frederick. Howard, Catholic, Trinity and American in DC.

Actually there's a St. Mary's College of Maryland in St. Mary's City MD. It is a liberal arts school.
