Okay Gang,

I know that there is another similar thread but after diving through 30 pages I decided to create a new one. I wonder how this will effect the PG/NOVA battle royale.

PG would have a bit of an advantage in my opinion if they are looking for a completely new site. I just don't how much you can put into this. I think there are other factors that would still play into this being difficult for PG.

You have a point. From the perspective of real estate cost, PG would win hands down compared to NOVA. PG would need to show how they would address the workability (crime, transportation options, and other amenities) of the proposed area. As well as the political cache of the battling counties, both locally and in congress. Based on this article, they would also need a really strong developer who would be able to come through on what was being proposed. I know if it did come to PG, it would be the fastest approval process (for planning) that the County has ever seen. LOL.

I know that metro stations such as Naylor Road and Branch Ave have been thrown out there. Although PG is keeping its proposed sites secret for now. I think that Greenbelt may also be in the mix even though it is the furthest from downtown. While I think about it, M-Square comes to mind also as there are already a few federal government agencies located there. It would be interesting to have everyone's take on each. I know College Park may be a stretch but I feel it's as good a place as what is being offered even though it is owned by the university.

My thought is that, out of the three, Branch Avenue would be the best suited since there is a lot of raw land and it is the closest ( I believe) to NOVA and DC. Naylor Rd. doesn't appear to have the land to set up the campus that they want and Greenbelt would be a great second option but I am not sure how receptive the residence are to another enclosed government facility. There were concerns in the past about having a facility like that and how it would impact their ability to attract private sector businesses.

Not saying that the FBI is anywhere near as opportunistic private sector-wise as the Petagon. But look at what the Pentagon (a super closed facility) did for Crystal City. I'm not sure what private sector businesses could locate around the FBI. But I wouldn't hold the view that an agency like the FBI couldn't do any worse for Greenbelt what the Census Bureau and the IRS didn't do for Suitland and New Carrolton. However I do feel that Naylor Road would be the first choice due to proximity.

Why Naylor? Due to its proximity to DC and the new DHS HQ?

Oh okay. Yeah I agree. Aside from the space and the willingness of the county to accommodate TOD projects it could jump start some of the stalled projects over there. The challenge across the board would be to find a developer to foot the bill for what could easily be a multi-billion dollar project.

Another thought I had. If it does go to Branch Ave that could jump start the green line ext project. Just a thought.
