Issue with the Tuckerman St. one is all of the other houses on that street are tiny. Quite a few less than 1000 sq feet and then this random one for 520k. You don't want to be 200k more than all your neighbors. I think another issue with both these properties is they are an additional half mile away from the metro. I am amazed how well they are selling just up the hill in Calvert Hills though. Saw a normal 1800 sq foot one just go for 485k in one day (probably sold for more) and a little 1200 sq foot one built in 1919 sell for 352k in a few days in as-in condition. Being closer to the metro and up the hill is the difference.

Calvert Hills tends to sell well bc it is closer to the metro/Marc/and purple line if that is ever built and bc it feeds into UP elementary school. Houses in UP sell very quickly bc of the elementary school as well and bc it is a very very established neighborhood.

There is another home being renovated on Tuckerman. I wonder what their pricing strategy will be. I actually told the Tuckerman realtor that their pricing strategy was too aggressive and too high when I went to the open house. They're trying to squeeze every bit of equity out and it is not working. IMO the house is worth 480k MAX.

Nothing wrong with that bear, it's there for the kids imo...there are probably better options and it's not relevant to anything about riverdale or md, maybe they should have made a big blue crab or made one of those bird statues around hyattsville/riverdale...but ultimately, it's just nice that they are adding art to the space

Amazon just bought Whole Foods, not the Amazon bookstore some might like to see delivered to the Route 1 area, but interesting to see how they changes Whole Foods over time

This makes sense as the FedEX office in College Park is about to be demolished next year to make way for the College Park Southern Gateway project next year. It will also bring traffic to Riverdale Park from the campus.

Honestly, I am waiting for Burton's. I'd love if they had another cute sit down restaurant there. I may start going to Mod's since I like their policies as highlighted in that article.
