Hi everyone. I'm fairly new to the forum and I've been looking for a home in the Charlotte are and came across the Fort Mill, SC area. I'm just curious why there are so many homes for sale in Fort Mill? Does anyone have any insight?

I was there at the end of May, looking around as I am trying to move there when I sell my house. There are TONS of new developments. Also, many people seem to be transferred in and out, which means there will always be houses for sale. I think the downturn in the market caught some developers as well.

I think that it is supply and demand. Many people wanted to buy here and then the market turned so, now it is a large supply, but not enough qualified buyers or people trying to sell else where, to then buy here. As soon as the market gets better, I am sure you will see less homes available.

I understand from a friend who does site planning for subdivisions that work has dropped way down. Recently they have glutted the market with rapid construction of mega-subdivisions.

Fortunately for those of us in existing ones [late 80s to 90s], we have TREES and greenspace so I think our homes may still be desirable.

I know a number of people who move here because of the shools then sell when the kids are grown [another good argument for impact fees!] to move to a place with lower taxes.

Its not all about low taxes. What do the teacher make here and the police.

The builders are selling new homes alot less than the homes that are currently on the market. Take a look at Sutton Place in fort Mill for an example.

One reason you'll find lots of homes for sale in the FM area is that it's truely a bedroom community for Charlotte so you get many people that get relocated for work purposes.
