looking for any info. for peoria. I am relocating from pa. to there this month. I heard that n lake pleasant road area is very safe and upscale?

Up there and anywhere North of there is pretty nice, as for crime I'm pretty sure it's a low crime area. My husband and I are actually thinking about moving to the very northwestern part of Peoria.

Yes, to answer your question. The homes are very nice, expensive(to arizona standards) and it is very quiet up that way. If you have kids, peoria school district is one of the best. If not, than you still have alot of retirees finding that area desireable. Its still hot as he!! and it's still the desert but, with the lake there, if you plan to go out on it frequently, you might not even notice......lol

The area off of north Lake Pleasant Road is very nice. Right now it's still a bit of a ways out and you have to drive into Glendale or Sun City (eek) to do shopping, but at the corner of Lake Pleasant and 99th Avenue, they are already underway with plans to build at least 2 big box retail centers on the corners there. SuperTarget is already underway. So in a year or two it will have good amenities close by. North Lake Pleasant is under construction and has been for 2-3 years now - it is moving slowly and traffic is really horrendous. Watch where you are buying out there - the north end of the Loop 303 will be put in out there and you don't want to live next to the freeway. Keep in mind, though, that you'e got a pretty big drive to get to any decent restaurants from there!

If you're looking for a great master planned community with lots of hiking trails, pool, clubhouse, etc, check out Vistancia (www.vistancia.com) (broken link). It's about 3 miles west of Lake Pleasant Road on Happy Valley and they've done a nice job with the area there. Good luck.

Ditto to what Gigi927 said about Vistancia. It has won all kinds of awards for it planning. I believe it was named the best master planned community for 2005/2006. If you are looking for a retirement community Trilogy is affiliated with Vistancia and is age restricted. It is a lovely area and the sunsets are incredible. And hot........yes, very hot this time of year. All I have to do to get through it is think of the 3 weeks in a row this past winter when it never got above zero.

The NW Peoria area is the next booming part of the valley. It is comparable to what Gilbert was a few years ago. Although housing prices in the valley are pretty flat everywhere, if you're looking for some of the best appreciation in the next couple of years, this is the place to buy. I'm strongly considering purchasing an investment property in that area.

We happen to live in Vistancia and can tell you we feel very lucky to have found this. We bought our home when it was just the few models at the Discovery center and could see the vision that they had. It is turning out to be even better than we first thought. Our walking trail is fantastic. You will have to step over Javalina poo once in awhile, but it is beautiful. You can google the www.vistancia.com site and take a visual tour of the trail. It is lit at night and the video doesnt do it justice, but gives you an idea. The homes here were not expensive to us and they still have some great home prices. I believe that some of the townhomes by Trend are starting now around $219,000. The single family homes are starting in the mid to high $200's. The resale market is worth looking into as some of the over zealous investors are starting to feel the pain and selling for great prices. Overall, this area is very nice and the high school is ok. We have a new elementary school in the middle of the development that is getting good reviews. Good luck in your search.

That is probably one of the safest places to be in Lake Pleasant area. However, Peoria is bad. But then, all of Phoenix is bad, just be careful.

I haven't been on that road in years, but when I was, it was nice I suppose. Try Wickenburg, it is a great place. Small town, high desert, and well, rattlesnakes galore.

North of Lake Pleasant would be another place to look as well. The further away you get from Phoenix and most people, the better off you are anywhere. Good luck.

We think Peoria is a fairly nice city. At least compared to L.A and most of S. California. I agree that Phoenix leaves much to be desired, but we have looked all over the U.S.A and I am convinced you have to make your own paradise today. Crime is abundant everywhere now. We gave up on Florida because of the crime and insurance costs. We love living in Vistancia and hate the thougth of having to move closer to husbands work in Tempe. He would rather drive and live out here than move there. We hope jobs will come this way soon along with the awesome shopping. Someone posted that you have to drive forever for restaurants. It is a 15 to 20 min drive down to 83rd from Vistancia for restaurant row and theaters. We are also getting new shopping down on Happy Valley and Lake Pleasant blvd which takes us a whopping 5 minutes to reach. It will have a Home Depot, Kohls, Bed B & B, Pet Smart a super Target, more restaurants, etc. Then there is the new Safeway that is under construction at the entrance to Vistancia and we plan on buying a golfcart to commute down to it in. Life is not too bad here.
