If zoning changes pass in the commission, every new development, including homes and businesses will have to include outdoor lighting. These changes are to make people feel safe. Right now, there is aren't any requirements for street lights.

"Anytime that you have lighting, lighting within itself means safety so that's going to be a very positive impact," Jones said.

Parking requirements may change too, for everywhere but downtown. Right now development have to have space for 2 vehicles per unit., but it could change to two and a half. So if an apartment complex wants to build 75 unites they will need nearly 190 spots, about 40 more than what they would need now.

"The status right now is showing that there is a beginning," Jones said.

The Augusta Planning Commission also wants Augusta to return to its garden city roots. The new rules require at least 10 percent of residential developed land be set aside for outdoor activities, like walking trails, playgrounds, and sports facilities.

"We are going to be attracting a lot of people in this area, again with what is taking place," Jones said.

So far, the planning director says they haven't gotten any negative feedback about the changes.

But just down the street, Old Evans and Old Petersburg Roads are evolving. With construction equipment flanking the roadway, it's hard to ignore the growth and the trends.

"You just wonder - what's going to happen tomorrow?" said Poss.

Planning Commission gave a thumbs up to "The Landings" concept plan along the growing road, for almost 120 townhomes, and 50 apartments on two parcels of land, adding up to around 20 acres.

Wedged in the middle of all the current construction, neighbors like Poss wonder if that will work.

"You know, you never know. Progress is good, but I don't like a lot of change...does that make sense?" she said.

Luckily for her, and other long time Columbia County neighbors, the county's thinking the same way.

About five years ago, the Commission put a cap on the number of townhome and apartment rezonings per year - to only 60 townhomes and 50 apartments. However, from the Vision 2035 plans came a goal: to come up with specific guidelines for future multifamily developments. Planners say they should have those within a year.

"I want it to be a town, not a metropolis city," Poss said.
