I know this month the Architectural Committee will be approaching the County building department to see how they can help keep and get our homeowners in compliance with our CC&R’S as well as assist homeowners to permit, unpermitted structures.
If you had built last year, you would have gotten the blind eye. The Board of Directors where not enforcing most of the CC&R’S. They had been in office for many years and had a very laid back approach. But yesterdays mistakes does not justify today’s.
I would talk to Brent ASAP and see how he can help you.

We want to build in Nanawale as well. Lots on the area seem very inexpensive and accessible, we're just concerned about how hard it is to obtain a building permit.

You shouldn't have any trouble. The Nanawale CCR's are pretty easy to follow and the county is much easier to deal with than in the past.

ALOHA! I HAVE JUST PURCHASED TWO SIDE BY SIDE LOTS IN NANAWALE, AND SO AM REALLY LISTENING TO WHAT ALL OF YOU ARE SAYING, (FO SUA) !! I DID NOT REALIZE THAT THERE EXISTS A BUILDING MINIMUM OF 880', AND JUST LIKE MAKAHA ASKED, IS THAT INCLUSIVE OF LANAIS/WALKWAYS AND DO THEY HAVE TO BE ROOFED? I DON'T BELIEVE THAT MOST REALTORS ARE BEING INFORMATIVE TO MANY OF US BUYING THERE, WHICH IS INTERESTING, AS THE VAST MAJORITY OF US ARE PURCHASING LAND ON WHICH TO BUILD!!

I don't believe it is the real estate agents fault for not knowing all the aspects of the CCR's of a subdivision. It may have been the agents responsibility to point out that there are CCR's, but not the agents responsibility to read and interpret them. That was your job, before you purchased.

I think the minimum is a good idea. Without it, you end up with (literally) a bunch of one and two room shacks and cabins, which attract certain elements of the population that most others don't want around. The association also has a one year time span for you to finish your house. This is also good as it helps prevent the "perpetual builder" from trying out his 10 year project that never gets finished.

I am really happy to see what the association has been doing during the last year or two. They have made a lot of progress towards cleaning up the subdivision.

The Building Department does not enforce the CCR's of individual sub-divisions. Just because someone got a permit for a less than required square foot house from the Building Department doesn't supersede the CCR's of Nanawale. It is up to Nanawale to enforce their own CCR's.

Don't believe all those numbers folks give you on how much it costs to build a house. The last house I built in Nanawale was in '95 and it cost $32K (including buying the land) to build a 1,200 square foot house. I was paying right under $2.89 for a 2" x 4" so compare that to whatever the price of a two by four is now and run the math. I don't think it's doubled since then. Here's the house:


If you want plans to one just like it, just PM me. Drawing plans is what I do and this one was designed to be easy to be built by one or two people and to use materials with very little wastage.
