for those in central Jersey having hard time selling a house. Trying using a stager. They will focus on things you need to improve to help sell home. I have a fantastic stager in central jersey. PM me if you are interested.
I had posted earlier in this thread that we had a contract after two others had fell through at the last minute. Well we have just completed the termite inspection, the appraisal, The buyer has loan approval and just completed the home inspection and waiting to hear about that. The settlement is scheduled for June 29th so it looks like the inspection is the last hurdle
Then Charlotte bound we are. The kids are geared up. The wife can't wait another day (She had an incident in the local Target yesterday that would curl your stomach but thats another story) and I am ready to start a new chapter in my life

My wife has a incident every few days that makes her want the house sold ASAP and us down there.
lol...what about getting an inspection done yourself so there are not any surprises? I agree with a stager or at least make sure w/o investing too much money, make sure the house is clean! no clutter, take out some furniture to give more spacious look and that it is neutral...we looked at sooo many houses with purple carpet, green carpet (new but still..) very dark walls or borders and that is nice but it is a lot of work to take down and replace!

Someone had also mentioned why not have home inspection done prior to have ready for potential buyers. We had offer the third contract just that option since we had it done twice. They elected to have their own inspector. Which I cant blame them I would probably do the same

Have you checked out any of the staging shows on HGTV? Or maybe checking out their website? There might be some tips that you might not have thought of. Glad to hear you hid the toys and rearranged the furniture...
I know it's hard but we've done well with staging. I do it myself and really keep up on it. We even managed to get out of the FL market as it starting to slide last year and still managed a decent profit. Had friends with their house on the market for over a year because of all her blue rooms/carpet/pool and bad location and they were lucky to walk away with $10k. Long story...
I hate pumpkin pie! I'd try something less food-oriented. You might get away with a mild vanilla but I'd go with "rainfall" or something to do with nature (I think it's a Glade plug-in?). It's also not so perfumey/flowery like jasmine or something like that. I know it sounds crazy but if someone is hungry, they are thinking about going to the local Arby's when they smell the pumpkin pie as opposed to buying your house. And for the person that hates pumpkin pie, they just aren't going to like the house because of the sensory perception. I'd probably rush through it because I really hate pumpkin pie!
Some say to bake cookies but I would keep them really generic if you do it, like sugar or choc chip. With my luck, a diabetic would walk into the house!
