That's pretty damn funny since Philadelphia started it's urban renewal process in 1963.

You're right though... none of those major metropolitan cities would have recovered if it wasn't for San Diego... and you're absolutely right... building a suburban shopping mall in the middle of an urban core is the BEST way to revitalize a city. THANK GOD you are not an urban planner.

HAHAHAHA. Get out of here.

Where was LA? Or San Diego? So DC gets on here and not LA or San Diego? Ridiculous? Honolulu should have been on there as well. Oh, they showed Miami Beach instead of Miami. Terrible list. Though the number 1 choice was a good pick.

LA may be a top ten U.S. downtown but San Diego is certainly not.

San Diego started the downtown revitalization trend successfully in 1984. Then Denver took it to the next step and having other cities drooling by building the baseball stadium to revitalize the Lower downtown area in 1994. Philly didn't get going until 1996 when they passed the tax incentives to rehab the older buildings. Most cities had office booms which weren't part of revitalizing downtowns, take notice of Philly, Houston, Dallas, Miami and Atlanta. Those two cities are downtown role models that your downtown going. Yeah, the building boom occurred in your city in the mid 80's to low 90's but no thought of revitalization of downtown until the late 90's. Denver and San Diego are way ahead of Philly in restoring downtowns to original spendor.
