Visualization of the plans for the first phase of the Thunderbird Kirtland project to redevelop 77 acres at the northern edge of Kirtland Air Force Base along Gibson Boulevard. It was once the site of base housing. Plans for the first phase call for over 400,000 square feet of new buildings to include hotel, office, restaurant and retail space.
Plans were also recently revived to extend Gibson Boulevard with a northern bypass around the new base housing area to connect it to Southern Boulevard in the East Gateway part of town. Framing has begun on the new portions of the historic De Anza motel in East Nob Hill. They will house 40 apartments along with commercial spaces, in addition to the historic portions that will house restaurant and office space.
The grand opening for the revived historic El Vado motel has been announced. It will be Friday, July 20th. It will be a 22-room boutique motel. The commercial areas of the property have been humming along with tenant openings, including stores, galleries, restaurants, a new taproom and coffee shop. It is turning into a great hive of activity across the street from the BioPark.

Limited service may still start in the fall. The city has also received some of the money for the project from the federal government, but still has not received the Small Starts grant funding. The mayor said a decision on that funding may come by early fall:
The mayor in his news conference yesterday also hinted at expanding the Rapid Ride express bus service to other corridors in the city, like was always believed would happen after the ART service replaced the two Rapid Ride lines on Central Avenue.
Since 2014 there have been just over 4,000 residential units, over 550 hotel rooms and at least 500,000 square feet of commercial space that has been completed, under construction or proposed in the city's most urban areas and along the ART lines, with a total value of at least $1 billion in projects.
