Buckhead is made up of 30+ neighborhood, and North Buckhead is one of the most affordable. I don’t know if you picked that particular neighborhood on purpose, but it was really odd that you did.
It was an auto-search by Zillow when typing Buckhead into Google. Trying to search in Buckhead or Buckhead Atlanta GA for whatever reason doesn't pull up any data in Zillow. I believe this is because Zillow lumps the Buckhead district into Atlanta. It only pulls up North Buckhead for whatever reason. I can use redfin but redfin only gives an average of what homes sold for, not their market value.

Here is a comparison between Druid Hills and Highland Park:

Druid Hills: $637k -- https://www.zillow.com/druid-hills-ga/home-values/
Highland Park: $1.6 Mil -- https://www.zillow.com/highland-park-tx/home-values/

Its still for the most part the same difference. Dallas is more expensive than Atlanta is.

Edit:

For Buckhead I went ahead and factored all areas and used redfin anyway:

Buckhead avg sales price is aprox $479k: https://www.redfin.com/neighborhood/...housing-market
Highland Park avg sales price is aprox $862k: https://www.redfin.com/city/8649/TX/...housing-market

Its a bit closer but the difference is still fairly substantial.

Maybe I did this right, but Highland Park and Preston Hollow are the premier neighborhoods in Dallas. Individually they are similar to Tuxedo Park and West Paces Ferry or Mount Paran.

Tuxedo Park $1.9 million https://www.zillow.com/tuxedo-park-atlanta-ga/home-values/

Mount Paran $1.7 million https://www.zillow.com/mt-paran-northside-atlanta-ga/home-values/

Dallas is a larger and more expensive metro than Atlanta only slightly so.

I don’t know how to make the links works but I put them in there if you want to see. Dallas is more expensive than Atlanta and a much economy. It also pays more on average but the property taxes and the lack of outdoor activities are not good.

Fair enough and that makes more sense.. ..but adding TX property tax on that $1.9 Million home, and it will hurt quite a bit more than a $1.7 Mil home in Buckhead area.

I agree, in a way they are similar but in a way they are different too, especially economy wise. Houston is more oil and healthcare oriented and Dallas is more well rounded similar to Atlanta..

But remember you are not paying that 6 to 7% state income tax in Texas. On a 500k income which I assume people living in these neighborhoods are making that's 35k less in taxes. If you factor this in it evens it out more. I would say Dallas and Atlanta are in the +/-10% range depending on the area you are living.

Yeah, it's all about perspective. If you're from Bergen County NJ and LA/SF, where some of my new neighbors are from they say Atlanta is very cheap and that's a main reason why they moved here. A small condo there is a big house here.

Also has some Cajun/Creole influence in large part due to people fleeing Katrina. But yea, moving from one to the other is much different than moving from Boston to San Francisco or Seattle to Miami, etc.

Yes, I know.

Fort Worth and Houston in particular, from what I've gathered, seem to have a massive bone to pick with Dallas. But it also seems to be one-sided (Dallas is indifferent about both cities).

It reminds me of some college rivalries. Some colleges hate the other while that one is more dismissive - "oh we're not really rivals, you aren't worth our concern". Same thing. Although deep down Dallas residents do have some strong feelings, they just prefer to be more subtle in voicing it.

Atlanta is absurdly cheap especially in the suburbs
