You're right and what these agents do is use the full sq ft amount on the heading in an attempt to inflate the per sq ft price. I'm not sure if its a law in CT but it should be.

Use the above grade only for comps and negotiations. Your realtor and the sellers realtor will try to scr$w you over any way they can to get a close.

They’re not trying to inflate the square foot price. They are trying to deflate it so the home looks like a bargain. It’s a game and a not very nice one. Buyer beware! Jay

DE-flate, yes, thanks, My bad. Creating an illusion is the point to be taken.

So, I'm looking to move into a bigger house soon and we're trying prepare the house to list before the glut of houses come on in April as for well maintained homes <450k in the New Haven area are selling all within a week with multiple offers and quite a few going over asking. Which is good for selling, but the inventory for 400-500k coming from our starter home is low and everything is selling so quick. Almost everything we get e-mail alerts on are contingent within a few days. Also almost everything on zillow/realtor.com with 4 bedrooms in our price range that don't need a lot of work are pending. So hopefully we'll be able to list in a couple of weeks and be able to act fast as these new properties come on the market.

So anecdotally the real estate market in this area seems to be pretty strong right now. Towns we are looking in are Milford, Orange, Branford, Guilford, Cheshire, and North Haven.

Any thoughts on NYC families wanting to hit the burbs to escape the city life? After 9/11 many couldn't wait to leave.

Moved one of my friends from the lower west side to Westport after they were looking in parts of Westcheter and I took them put in North
Stamford. Had 2 offers on my one Danbury listings from New York buyers, one of which is closing very soon.
