You would like to think that but that's far from the evolving reality right now. It's actually the senior-level folks that have and will continue to have the flexibility to work from home because they have the relationships and bring in the sales -- the rank and file is still very much operating under the 'out of sight, out of mind' paradigm.

My astute employees came to that realization on a voluntary basis. Finally, I'm sorry that you have been in terrible office environments.

Both your and Tired's comments are spot on. My top talent has been in the office 4 days out of 5 without prompting. They see the writing on the wall and have adjusted.

I'm sure some back office functions like Jim from A/P has nothing to worry about working from home.

They already did them here in 2021. My valuation went up quite a bit.

That has NOTHING to do with the home price increases we’ve seen. Every town in the state does their reevaluations in different years on a five year cycle. There is no connection. Jay

How can it possibly not?
When you have a home that just 3-4 years ago was 700K now just sold or on the market for 1.2, that might stir the pot. Maybe not all. Mayors and tax assessors are going to start looking up at each other, call a meeting plotting the next move.

They can't update faster than the mandated 5 years. It's done like clockwork. I'm sure they're excited about the tax implications when they are able to, but Jay is spot on.

That's terrific. But unless there's some massive collusion between bosses throughout industries, there is going to be pressure on them to offer WFH as an incentive to attract the best talent. A company's least talented, laziest workers? They are probably going to be stuck doing whatever you ask. But your best workers likely have a nice resume they can fairly easily take somewhere else if you push them. And it seems many workers have already voted with their feet on WFH.

None of this is really even pandemic driven. All that did was accelerate it. It all comes down to the Internet. Just as it made online commerce inevitable, social media inevitable, it made WFH inevitable. The same bosses who are crying about it are the ones who made sure their companies brought everything online. They created the monster but then turned around and complained how ugly it was.

Of course it was pandemic driven. Housing prices exploded during 2020-2021. Mostly from wealthy people looking to escape big cities under draconian lockdowns like NYC. The Fed also cut rates and has only now begun raising them but only a teeny tiny bit at a time to truly offset asset inflation. They had to do so b/c their actions to save corporate America led to a surge in consumer index inflation as well as a giant housing bubble.

As for WFH, the point I am trying to make is that employers are back in the driver's seat again. W/the fear of layoffs looming due to so many occurring, many privileged workers who are WFH are now appearing in the office again for fear of being the next one to be fired. This is true for finance and true for big tech. Their CEOs have been quite vocal about 5x days a week in the office - people from JP Morgan to Goldman to Tesla, Amazon, and Microsoft. Also, very often the laziest people are the ones you see in the office scheduling useless meetings and gossiping with each other. There are also security and data privacy concerns - these companies are afraid that employees who they cannot visually oversee will be selling their data to competitors or working another job on the company's time.

LOL. You really think being in an office would prevent that in any way?

Everyone has their own laptop. It's not 1980.

Depending on the type of office, yes. Some places have internal checkpoints with security guards and x-ray machines. My brother worked for an engineering firm which had this setup. They are also a US military subcontractor which goes a long way to explaining the paranoia.
