I am a NYT subscriber and they have been reporting on this starting back in April/May. It isn't like this is the first article on the subject.

May 2020

July 2020

I am pretty sure there were a few more, but this is what a quick search of their site yielded.

.
One would think from the title of the Aug 30 article they just solved all the mysteries of the universe.
Was Matthew Haag stranded on a deserted island the last couple of months?

My house in Norwalk went under contract in under a week full asking which I thought was too high to begin with (more recent comps under contract show I should have gone higher). 50+ showings during that week. That was back in late July and because of the demand, the banks, attourneys and town muni depts are so swamped its delayed closing for 2 months. Closing finally this month. Insane.

Congratulations on your sale! I found that cities/towns are playing an unusually large part in a lot of closings due to their Covid-related hours. Many town hall departments are "by appointment only" or only open during very limited hours when it comes to land records, title searches, and recordings.

That's not unusual. 60 Day close is sometimes the norm.

Congrats are in order. Great timing on your part. Way to play the market. fantastic!
Friends were outbid on a home there, the asking was up near...$3M!!!

When the NYC flight ends is anybodys guess.

Best

Thanks for the well wishes. I almost sold it in 2019 but my tenant wanted to stay one more year so I said WTH. Very lucky. Mine is a starter home sub 400k albeit I did fix everything in the house. There is NOTHING else for sale at that price point anymore.

Yes the town was incredibly slow. They shut down the code enforcement office basically, so you have to call the inspectors directly or an answering service. I had an issue with an old permit I needed to fix and it took 2 weeks for somene to call me back. City hall is closed to the public too, so I couldnt go in person and just get an answer. Very frustrating.

Connecticut was ranked #4 on more moves out of state than coming in since Pandemic and also wasnt mentioned as one of the top destinations for New Yorkers fleeing (was Texas, Florida, North Carolina, and California).
