I seem to have missed all the fun here, so here's my two cents:

Although I wish Miller-Valentine the best in their redevelopment of the Fairgrounds (which is long, long overdue), I am afraid one of more of the following things will happen:

(1) Miller-Valentine won't be able to come up with the money to go ahead with construction, even with state money, and the site sits unused.

(2) The city gets involved with something stupid such as land use permits, deed restrictions, or other extensive and expensive lawsuits that span several years. (See what happened to Student Suites for an excellent example of this.)

(3) The plan goes forward, but due to its poor location and lack of a nearby economic base mean development proceeds slowly if at all, such as what happened in Tech Town.

(3a) The lack of development is aggravated by the poor location - namely, on Main Street and along several RTA lines... the same issue that causes the riffraff and mutliple fights and other incidents at the Fairgrounds nowadays.

Miami Valley Hospital runs a pretty tight ship, but only because it hires its' own police officers. Miller-Valentine or whatever private developer that eventually manages the Fairgrounds will likely have to do the same... and police officers aren't cheap.

1 - They already have almost all of the money

3 - Not sure how it is a bad location. By Oakwood, West Kettering, UD, and MVH (not to mention right across the street from the new businesses being built at UD). That is one of the best locations you could have.
