Thanks NYJoe. Yes, I DO think some trips are in the wind. Your advice is appreciated, as well as the understanding regarding lifestyle change. I hope 3½ years will be enough time to make our decision

WooHoo...construction of our new home is progressing nicely. Received some photos yesterday. We now have a roof with good looking shingles, windows, and exterior doors. The siding is next, then the interior. I think we'll be going to Roesville for a pre-drywall inspection very soon. This is starting to get exciting now!! I only wish we could set up a couple of lawn chairs across the street, munch on popcorn and watch the place grow!! It's difficult to be so far away while this is taking place.

In honoring my earlier pledge to keep the board updated with the progress of the sale of our home under the Smart Buyer program at CC - well, sorry to say there is nothing to report after 2 months. No interest in our house at all. We both know summer is a lousy time to list a house so we are going about our daily lives as usual, the only thing different is that there is a "For Sale" sign at the end of the driveway. We see cars driving by slowly and pointing their fingers out the window but that is about it. Very disheartening.......so, brave soldiers that we are, we await better days.

Little Eggplant... Do not get depressed yet... 2 months is seconds compared to many.. We have been 2 years.. got all excited to go into a 55+ that we looked at all communities and have narrowed it down to a couple places. At the point now that I have to accept this lousy economy and hope for the best.

One of the best decisions I've ever made was to "rock bottom" the list price of our house this spring and then pay a huge amount of closing help for the buyer. I knew that every day our house did not sell we were losing $$$$ so why not lose it upfront instead of months (or years) on down the road. I could not be more pleased with my little house in CC and my awesome neighbors. I truly received a "gift from heaven" and I'm sure I know who the "giver of the gift" is. I'm grateful for him and I miss him a lot!

Wherever you go, I wish you joyand success in finding that place that's just right for you.

Spring Arbor and Champions Club are both McKee. Spring Arbor is in more traffic and $30,000 more for same house that's at Champions. I guess a lot of people choose Spring Arbor because they feel closer to their northern roots in NY and NJ, but it's got a lot more industrial feel to it.

We live in Champions and couldn't be happier. We found our life of leisure which is just far enough away from the beach traffic but close enough to drive down for the day whenever we feel the urge.

I don't have a home PC (got rid of it all when I retired and only check emails when I visit the library). Right now we're away on vacation, but if you'd like to converse, send me an email (dariasb33@yahoo.com) with your specific questions. I sporadically check the forum to see if I can provide additional info. Many of those who chat have the same specifics (so I may have chosen to respond to one that's already received a lot of info).

We can't say enough about the builder and his reputation. Give us a hingle after Aug 24 if you'd like to stop in and visit.

Little eggplant, we put our house on the market 4/30/10 and sold it 7/30/10. I'm a realtor and, just like, "cant wait to retire", I knew that we had to price the house for the lousy market we are in. There's a great expression realtors use, "There isn't anything wrong with a house that price can't fix". Unfortunately, it's not a question of what we "want" or even "need" for the house. It's how much the market is willing to pay. We had very little traffic at our house until I reduced the price. It can be a bitter pill to swallow but this market will take years to recover.
Ask your realtor what the average time on market is for your area and price range. If you're getting very little traffic, you may have to reduce your price. The market slows dramatically after October, so you may want to take action now. I wish you the best of luck. We're looking forward to being in our new home at CC. Hopefully we'll see you there next year.

PVS, being from NYC I too worry about acclimating. I’m hoping that a few weeks visiting Delaware will allay my fears. I just wonder how many visits are considered enough to know.

Goin’2DE, nice news… I think I can understand being informed of the progress and not being there to actually see and experience it. But just think that in a few months you’ll be all settled into your new home…and the excitement and anticipation grows.

Little Eggplant don’t despair I’m sure you’re right and I did read about summer being a slow period for real estate sales. I think CWTR and EdB offer some sound advice that you may want to consider if you’re still in the same predicament after the summer is over. Take heart brave soldiers your turn will come.

I just got word from the bank that I’m preapproved for a mortgage and I should be getting the letter by the end of the week.
