After reading sanddollar's post and visiting Noble’s Pond plus other communities in Kent and one in New Castle Co. (Spring Arbor in Middletown – beautiful models, especially their carriage homes, but too expensive for me and in a higher-tax area ), it definitely looks like things are picking up. Longacre in Camden was probably the most changed, though that could be because I hadn't been there for a very long time. I am convinced that K. Hovnanian who is now building there will finally get their clubhouse built. KHov has a huge presence in NJ with somewhat mixed reviews, but they’ll surely do better at Longacre than their predecessors. Nowhere we visited was static, although Eastridge in Smyrna looked to be the least busy. They don’t have much of a web presence either, so that could be hurting them.

We did not visit Champions again, as I thought we might. Charley, I'm with you in that the C-17s wouldn't bother me at all. (I grew up and lived 1/3 of my adult life sandwiched among the flight paths of Norfolk International Airport, Norfolk Naval Air Station and NAS-Oceana in Va. Beach. Those fighter jets and commercial 737s are WAY noisier than C-17s! My friend, Barbara, however, prefers to not be in such close proximity to Dover AFB. Nor was she interested in seeing Roesville.

On Saturday evening, the desk staff at the Hilton GI recommended Doc Magrogan's Oyster House for dinner. It's at Dover Downs and, once we got through the NOISE of the floor and into the restaurant, we were treated to an excellent seafood dinner, with service to match. I will definitely go there again and highly recommend it. At HGI’s breakfast Sunday morning, we were told by our server (a native Delawarean) that there’s, “SO much more to DE than Dover Downs” and to give her ‘a holler’ when I get there and she’ll clue me in and even show me around. I’m telling you… the people there are just so friendly! I’m gonna love it there.

C’mon, somebody… buy my house!

Thanks for the update! I am going back down next weekend to move our son(who is relocating & hoping for a better life than on Long Island). We will go back to Nobles Pond to inquire about the new models/floor plans, but really interested in Longacre-love the location as we both need to find work for the next(too many) years! We all LOVE DE!

Off topic-has anyone here used a buyers agent for a 55+ community? Does it make sense; do they get you any better incentives or useful for understanding the HOA, etc? I would love to hear your experience. Thanks!

I am so glad you asked! I'm not in the market for a home, have not purchased a home in a community, and am just a native who likes to offer what I know. I can tell you that it's always better to have a seasoned Delaware Realtor introduce you to the area, point out the pros and cons between each subdivision, explain the HOA fees and laws, make you aware of external obsolescence (if any), assist with negotiations, and even advise you as to what is legally permissible in regard to improving the land beyond the subdivisions' boundaries. It won't cost you anything because the builder will pay the commission. I do know people who've used Realtors' expertise when buying new construction in communities, and their Realtors have uncovered information for them they would otherwise not know.The Realtor is an independent third party, much different from a salesperson or spokesperson in a community. I say "seasoned Delaware Realtor" because you need someone who knows the area well, the reputation of the builders, and what those who've gone before you have paid for a specific model and upgrades in any chosen community. Realtors network and all of that information is at their fingertips. Most people in this thread, I believe, have not gone that route, but have, or are buying direct from a builder. I'm not a Realtor.

Thanks for the response-I had met a local "active senior specialist" who blew us off after meeting with us during the xmas blizzard. When we came down in April, she didn't want to "waste her or our time" which suprised me and honestly, quite annoyed me. So, hopefully, someone can pm me & reccommend a realtor who is not too busy for another client! We will be down next weekend for a quickie(moving son down) & will look at Longacre again & Nobles Pond.....but you never know what will be around or new if & when the house sells!

Never heard of an "active senior specialist'. Must be a newbie. We have hundreds of hungry, professional Realtors here who really work hard for commission. I know some excellent ones in established companies who've treated their buyers extremely well and spend plenty of time with them. The sales people in communities do too. But they are not impartial and are there to sell their product, not to help you compare theirs to others, or to point out pros and cons. Sorry but I never recommend any specific Realtor in a Direct Message. Good Luck to you!

I'm a former NJ Realtor. I agree about using a local, experienced realtor; however, be aware that if you have already "registered" your name with the community (builder), a realtor may not be entitled to a commission. In NJ, the realtor has to be with you the first time you visit a community and register your name. I don't know if that's true in DE but could explain why you were blow off.
