I had to look up where it was. That place is in a bad location. Almost as bad as the one in Simpsonville.

There just kind of just over there where a lot of stuff in Mauldin located. They don't really stand out in the crowd. I still think of them as being in the old building on N. Main where Pizza Factory is now.

Same. Exact same thing that went through my mind when you mentioned a Mauldin Pizza Hut. I thought of the old building and said "Nah, they closed that a long time ago.."

Then completely forgot that they had opened the new one there by that Comfort inn, I believe it is.

It's so rare to see people dining in at Pizza Hut any more. If I would dine it for pizza it would be a local establishment with a cool vibe, not a dungeon like PH.

Fatz had some good locations so I would expect them to fill quickly.
Greenwood also has a rather old Outback Restaurant. I wonder if they would remodel the Greenwood Fatz to the new Outback concept and that would open up the older building for some other restaurant. Outback there does a pretty good business but Greenwood just doesn't have much in the way of restaurant options.

Darden doesn't own Outback. Outback is Bloomin'Brands. Two different companies.

I think Darden's Lone Star Steakhouse would do really well there. Greenwood has always had two or three steakhouses going all the way back to the 70's to the Western Sizzlin and Western Steer days.

Just guessing though. Not sure which concept they will put there if anything right away.

For something that is new to Greenwood.. I'd go with Cheddars.

For something that would pretty much be guaranteed to be a success.. Not a huge success, but not a failure, either.. Longhorn. It'll do well, but probably not the 'top end' of what could be done.

I'm not sure one of their more upscale leaning concepts would work there like Cheddars or Yard House. Cheddars maybe.

I would think Cheddars would work there. It'd be a different enough place to be somewhat unique.

Is it guaranteed? No, but it's got the best ceiling of any of their concepts.

Whereas Longhorn, I believe would also do well, but.. It just has the highest floor. I don't think it would do gangbusters like Cheddars would have a chance to do.. But.. I also don't think it would fail like there's a chance that Cheddars could.

Outside of those two.. I wouldn't hold out much hope. I'm not familiar enough with Yard House

Yes. Never eaten at Cheddars but I checked out the menu and it's more middle of the road than I thought. I like the variety they offer which would be more in line with what Fatz used to be.
