Would you rather have a low-rise of Mattress Firm stores and expansive parking for the few customers who come by to see the same selection at each store?
Ok. I think what I'm talking about is smart planning.
A Mattress firm type of retailer isn't going to locate in a high rise building. I'm talking about office buildings for large companies with many employees.
The number of people going to and leaving from a Mattress firm isn't creating much traffic, and obviously they aren't located downtown. I'm talking about traffic downtown.
I'm aware of the growth in Greenville. I live here. There don't have to be a bunch of tall buildings built downtown though.
I think it would be better if they relocated the government offices to another site to allow for private development across the entire site give its prime location.
It would be cool if SportsClub opened a fitness facility on this site.

That's not it's highest and best use. This is prime real estate. I prefer upward infill to single level sprawl any day. It is what it is.
I’d also prefer private-sector development but is this prime real estate? Bell Tower Mall failed pretty quickly even though downtown was a major retail hub then. I think that the site needs to be seamlessly linked into downtown for it to work- ie, people should be able to keep walking from the West End and Falls Park without any physical or psychological barriers. If they can’t, then the site is just as stinky as some of the undeveloped and underdeveloped land to the west of downtown.
Greenville has a much larger population than the 1970s. Plus more people live downtown.
I won't be surprised if a developer buys out the governor's school at some point and an alternative Main Street develops right up the hill from the river.
I'd like to see a grand old school downtown movie theater up there.

Yes. I question the desirability of the site because It doesn’t have a lot of traffic going by it. Church Street is busy but University Ridge is not, and the site isn’t that visible from Church Street. Nor is the site visible from downtown. The streets in front of the former Woolco building are largely quiet side streets.
