When I check the public records, every comparable house around me pays around the same or more taxes then me. Is their any point in me grieving? I've never grieved my taxes since I moved here in 2015.

small claims assessment review (SCAR). When the township or county denies your claim you go to court and challenge it. IIRC its $30-$40 to file
GX89, he lives in your old hood Syosset.

Citizenkang, i'm not stalking. I think you mentioned you purchased in Syosset in an old thread.

Wouldn't this be a bad year to grieve. A couple of houses sold on my street this past year but I am sure that they sold for $50-$100K higher than normal because of the covid crises where city folks are paying anything to buy a house in the suburbs? Those comps will kill most people's chances of getting a decrease.

which is the reliable site to check annual taxes paid by houses in my neighborhood. Is Zillow etc reliable or is there an official website with this information.

Always, always, always grieve.
Doesn't matter and there's often no rhyme or reason successful grievances.
There's a very good Facebook group dedicated to the process, headed by an attorney in Nassau County which provides a wealth of info on this.
Edited to add I see someone already recommended Jeff Gold's Facebook group (wasn't sure if that was considered promo).

Do not use Zillow

In Nassau
https://lrv.nassaucountyny.gov/

In Suffolk it’s down by townships.

How reliable are these Property Tax reduction companies. I had used them last 2 years years and they charged me 30% of saved taxes which amounted to nearly $ 900 bucks to them as fees. Their invoice was based on what I would have paid had I not grieved my taxes via them. I paid more tax than previous years but they say rate increase was low and I would have paid so and so had i not grieved.

Now there is no way to verify and I could not see this in dollar amount and just their assessment that this would have been your tax and u saved this much and as per agreement 30% is invoiced.

I feel ripped off or is this normal procedure. I never had any net gain and ended paying Property reduction company $ 900.
But my taxes were still up marginally from the year before but I have to take their word that it could have been worse.

this could have been is killing

YES! Dosent matter! Grieve every single year regardless! I win pretty much every year even with the new assessments. Last 2 years i won on appeal and this next coming year i just won straight up. Been like this for almost 10 years now. Some of my neighbors pay thousands more than me that haven't grieved.
