i always use a company. But if you grieve yourself its free, plenty of online resources on how to do so. As for me im lazy lol and also if it goes to small claims appeal (like 2 of mine did) then you have to file the paperwork, deal with the court etc. with a company i just would pay the small filing fee and they did the rest.

Also are you suffolk or nassau? In suffolk its very different you typically can only grieve once and get a decent reduction and most tax companies won't take you on unless you have a legit chance of winning. in nassau its a free for all.

My question is how to determine if taxes went down. As explained earlier they said my taxes would have gone up by this and this amount had i not grieved and according to that they made me pay 30% of that amount to them.

However in actuality my taxes were still up from last year so i have no way to verify.

Its not apple to apple and only could have gone up scenario i have to deal with this company.

I dont mind paying 30 % of what i saved to property tax reduction company but I have no way to verify this figure

If your property's assessment value is close to being market value then even with a grievance win your taxes will likely remain the same or go up by a little. School budget always go up.

The grievance company calculate your savings by the reduction in assessment multiple by tax rate.

You can find all the numbers at the site below to figure out if your grievance firm is billing you correctly.
