You are spot on. The Asians buy in cheap. Their children CHANGE the districts performance averages and then white families compete to buy in. All it takes is 20% to drastically improve a school district. Mastic just needs a draw and some really nice beach house rentals.

More like the asians buy in already high performing districts and make them slightly better. Jericho, syosset, herricks, great neck to name a few all top notch Asian's snapping up properties like hot cakes. Plainview is seeing a influx of Asian buyers. I'm pretty sure three village has seen a big Asian increase also.

It is all about giving their children the best opportunity to succeed. That doesn't happen buying into an uner-performing district.
3V has had an Asian presence given SBU. We've seen an increase but it is a combination of SBU employees and foreign SBU students.

Not likely. Those who are working at BNL tend to settle in nicer areas an commute to the labs.

Head over to the LI mls page and do a search for single family homes ranging between $1.00 to $400,000.00 You'll see the majority of areas which it returns are the aforementioned. They're a 'bargain' pricewise when you compare them to similar homes in more desirable areas with better schools.
Good for them then, soon they'll be able to move closer to their employer.
Soon? Not in their lifetime. The area was an armpit going back 30+ years when friends bought there. It has not improved at all.
