Because they know the situation now - they don't know the future. There's no guarantee that house prices will fall.

A friend sold his house last summer and decided to rent hoping things would calm down. He finally bought a place outside his preferred area and at a higher price than he wanted.

I moved from Steamboat - average price is a little over $1 mil.
I am buying a large house in Ayer for the price of a newer 1/1 or older 2/1 Condo in Steamboat.

RE: drivers in Colorado, they are from all over the country - all driving styles from everywhere mixing together into a complete mess.

Yes Ayer is relatively cheap. There's a reason for that...

Edit: For giggles I looked up Littleton Lyne. They want $1250 for a Studio and $1600 for a 1. In Ayer. JFC.
