I never said 385k was the going rate for a home in 2019. I said 385k was the going rate for that particular house in 2019. And that's accurate. What you (and your boy matrix) are failing to understand is that house has had major work done on it. The house listed at 835k is night and day different from when it sold in 2019 for 385k.

And I also didn't say Duxbury was a cheap place to live. That said, Duxbury is not in the same league as the elite Boston suburbs. Let's not pretend like it is.

$385K does sound (about) right for a little house like that during that time frame. Or to the naysayers who say it isn't, how about finding a comparable home then that sold for much more? Maybe then, you have a valid point. But posting random links to much larger/nicer homes that sold for more, is not doing anything for your argument.

Duxbury has always been affluent, but it's by no means in the same class as a Hingham (never mind a "W" town).

Red plum already posted a bunch of Duxbury homes the same size that sold for 408-635k.

This place should be inspected for safety. House may fall on any day!
Some people are real slobs!

No one said Duxbury wants to be a W town. It has the ocean, those towns don't.

I would say there are parts of Duxbury that are in the same class as Hingham and the W towns though...have ya'll been to Duxbury before?

Hingham has listings for under 1M right now. So does Wayland. Wayland is less expensive than Weston and Wellesley.

The 'W' towns will always be more expensive than Hingham and Duxbury because of their closer proximity to Boston.

Duxbury actually has a higher median income than Hingham according to this list:

Ha you are right. I stopped on the sidestreet this AM to really take a look. The enormous garage viewed from that road really is an eyesore.

What about that indicates there are safety issues?? The fact that the living arrangements may not be up to the standards of some?

It's a 2900 sf SFH on an 80K sf lot on a quiet street in Weston. Rent is about where I would expect it to be.
