I don't see any ceilings that NEED to be fixed.

But even if they do, NEG says that's 20-30k.

I know that house on tremont, drive by it often. On route 3, Awful intersection and the house is old. I haven't seen the inside but I have a feeling those pictures made it look much better than it really is. Seems like you're judging the entire town based on a few homes. Again you seems to have something against Duxbury and I'm not sure why you feel the need to keep posting about it ? What is your point ?

Don't forget tax assessment and market value are two different things. Market value is what someone is willing to pay for the house. Tax assessment, well, they're getting raked over the coals on this one! The new owners should maybe apply for an abatement.

Note the rooms that have the cardboard(?) square ceiling tiles...these could also be asbestos containing ceiling tiles. So that would be even more costly than the $20-30K as well as hazardous if not removed and abated properly.

Isn't the tax assessment usually a little lower than the market value?

Huh??? Wasn't it redplum who posted about a certain house doubling in price in 18 months? And you still found negative...
