I just dont think outsiders look at Bay Minette the same way some here do.

2021 Census Estimates haven't came out, Bay Minette only grew by 60 people from 2010-2020, doubt they would suddenly go from 6 people a year to 1,500 a year overnight. Also Baldwin County grew by 7500 from 2020-2021, I double doubt that Bay Minette would be 20% of that growth

No, there was a specific are on the eastern side of Madison County, going toward Scottsboro near the town of Gurley. Apparently the residents ddn't want a manufacturing plant in the area and raised a big stink. There has been very little development in that area, and no industrial development that I know of, other than a company literally destroying a small mountain to mine the limestone. I suspect one reason was that there's not an Interstate highway close by as well.

Not yet, but July 2021 estimates for cities will be released later this month, probably inside of two weeks.

UWF2013.... Sorry I offended you. That was not my intent. I do agree with you that outsiders probably have a different view of the city compared to people that live there. I live in Mobile so I can commiserate with you on that feeling. Trust me, I am very familiar with Bay Minette and most cities within a 600 mile radius of our area. I have completed several projects in the city since 2010, most recently last month.

However, the point I was saying is that in a region (Mobile Bay Area) where our commuting threshold is 45-50 minutes a household with an average income of $100,000 is most likely not going to live in Bay Minette and will most likely be attracted to the growing communities along the Eastern Shore and Central Baldwin County. The reputation of the schools in Bay Minette and high poverty levels will turn people off. I am NOT saying that Bay Minette will not benefit or grow. It most certainly will. A plant of this size will provide employment for people within a large regional area including other parts of Baldwin, Mobile, and Escambia Counties (AL & FL).

I know two people that worked in Bay Minette that lived in West Mobile and Daphne. They told me that they would not live in Bay Minette for those reasons. My wife used to work in Bay Minette at Coastal CC and requested a transfer to the Fairhope campus because she hated the atmosphere of Bay Minette. Most of her colleges in Bay Minette commuted there from the Eastern Shore/Mobile. (She is now a professor at a university in Mobile). Bay Minette is going to have to work hard to change its image... and it can over the next 3-5 years.

The first thing that it needs to do is figure out the needs of the massive amount of temporary construction workers that are going to be shipped in. Bay Minette will get almost all of these folks. There will be a lot of demand for mobile home and RV parks. City will need to figure out if that is something that they want as these parks will be around after the construction workers leave. They should probably find ways to encourage multi-family "stick housing" for these workers. A bunch a MHPs will only reinforce the negative views of outsiders.

The area has a lot of potential.... but it also has a lot of competition for residents from nearby communities.

Alright I see what you are looking at lol, those are the pre Census estimates. When 2020 census came out they corrected all those numbers

Saraland’s population went from 13,405 to 16,171. +2,766 growth
Satsuma’s population went from 6,168 to 6,749. +581 growth
Bay Minette’s population went from 8,044 to 8,107. +62 growth

Up north on I-65, you have the same problem as the bayway (that's even longer and harder to correct) and that's the Dolly Parton Pridge and connecting bridges. You get enough growth up there and this becomes yet another bottleneck on the only viable route from Mobile to Montgomery and points north.

Down the line, there needs to be another interstate that goes north and provides an alternative to get to Montgomery and Birmingham. Hopefully whenever I-85 is extended, that will play into things.

The Census Bureau has just updated their "Quick Facts" page with 2021 building permits for counties (they never report permits in individual cities).

It's the last line under "Housing".
