That good about the hotel.

On the Murphy Oil... That site is located in the Oakleigh Garden District. I wonder how they will make it look historical. The neighborhood had the proposed Texaco station on Broad Street killed about 10 years ago. They got the historic review committee to allow the gas station... but only with two pumps. They walked away. You know the neighborhoods are going to go crazy about this and will be looking for blood

So looks like the city council, mayor and developer have reached an agreement in respects to the Todd Acres Drive Logistics Park development. The council looks to approve the $2 million incentive for infrastructure improvements for the surrounding roads. A total of $6.5 million in incentives from City of Mobile, Mobile County, and Mobile Industrial Board will go toward infrastructure upgrades. This will be a 5 million square foot logistics park at full build out with a total of $750 million in economic development. This development is only 3 miles from the South Alabama Logistics Park currently under construction that will have 11 million square feet in warehousing once built out


The appeal of this logistics park is that it will have direct access to the CSX track that runs through the property (which also goes through the Port of Mobile) and if i recall correctly, will be 1 of only 13 "platinum" sites in the country that CSX will advertise warehousing development within its customers


With this incentive expected to approved next week and closing the sale of the land by Dec 31st, I expect that we will get the official project announcement in the beginning weeks of 2024



With a total of 16 million square feet of warehousing being built in Theodore between these 2 logistics park, this could result in a total of 5,500 to 11,000 new warehousing jobs, countless more jobs will be induced because of this


In other project news:
- Next door to the future Todd Acres Logistics Park, IMC broke ground on their new facility on 12 acres of land and is expected to start out with 25 employees and future plans of growth

- Across the street, an applicant had requested to re-subdivide about 10 acres of land together, so may be a near future development going there

- The Board of Adjustment Special Exception Application for smaller 1.5 million square foot rail orientated logistics park on the Beltline was approved in August, so we may see something soon from it

So there's been a lot of activity on the city's public website



A Pre-Application Meeting happened for a new 94 lot subdivision in North Mobile on Bear Fork Rd which is across the street from the newly annexed areas and Prichard City Limits



A Subdivision Application has been placed in North Mobile at the intersection of Cody and Overlook Road (Roughly 16 acres in total) to combine all the land into one parcel with the intent of a future development. These properties were previously approved in 2022 as a 74 lot subdivision. This new application is being done Elliot Land Development, a home builder from Gulfport. So either they have to combine the properties before they can subdivide into the 74 lots or they have a new plan



Looks like Bel Air Mall is subdividing another parcel to be sold, this time its the outparcel retail center in front of Surge Entertainment fronting Bel Air Blvd, I have no idea who the intended buyer is


Permitting began for BenPak's new 261,600 sq ft warehouse and distribution on Cary Hamilton Road near the intersection of HWY 90 and Theodore Dawes Rd



Permitting has began for a 20 lot subdivision at 261 Rickarby St at The Loop in Midtown at the former Woodcock Elementary School (that is a wild name to give a school btw)


Permitting began for the renovation of the Greystone Building at the intersection of St Joseph and St Micheal Streets, the 2 to 4th floors of the building will be converted from offices to residential

Country club may get demolished for Luxury Townhomes

Are you refering to this project or a different one? (82 lot subdivision) https://mobileal-energovpub.tylerhos...ab=attachments

They are Single-Family Residential, not Townhomes tho

After 2 years Rangeline Crossings Apartments has finally began permitting in Tillmans Corner. This massive apartment complex is expected to have 835 units at full build out and is divided into 3 phases
