Never been to a meeting before due to work. For those who have, what is actually discussed there? Is there any important information given there that I would not find out later or is it just open questions from the community.

i went to the last meeting, they handed out community rules/bylaws that i was unaware of. they also outlined the procedures for a property modification.

outside of a few new things that the association will probably discuss i expect the meeting to consist of homeowners complaining about 1) getting in touch with pete 2) property taxes

Is anyone else annoyed by the rocks on Erin Way that you must drive over to enter the neighborhood? The builder needs to clean this up ASAP, it's been like this for too long.

The meeting was held yesterday at Holiday Inn, Somerset. Following points were discussed:

1) Association financial status was reviewed. The 2013 account statement, which was mailed to all few days back was discussed.

It was pointed out by the builder's representative that the current association fee ($33 for single-family home and $78 for town home) may go up in future as more money may be needed for upkeep and maintenance of facilities. The major expense of HOA (Home Owners Association) is the maintenance of reservoir.

It was also mentioned that out of 5 board members, 2 are from the residents. As more homes are sold, more members from residents will be selected. Phase I of Summerfields consists of 150 single family homes; Phase II consists of 50 single family homes and 100 town homes. Out of total 300 homes, about 180 are sold, rest are under various stages of construction. When 75% (225 units) are sold, more members will be added to the board.

2) Review of Association Rules and regulations was done.

3) Review of Architectural standards done, particularly about retention basis. The builder's representative provided good technical background about retention basins.

4) The builder also provided status update on Summerfields construction. For phase I, only six homes are under construction.
The big entrance welcome sign at Rutgers Boulevard will be put up shortly. The Rutgers Boulevard will be extended up to Randolph Road in next few months.The tot lots will be constructed soon, while the clubhouse work will take some time. It will come up on Rutgers Boulevard near Randolph Road.

5) Then there was Q & A session and complains/suggestions from residents.

Summerfields meeting at Holiday Inn (continued):

This was the second meeting of the year. It was just an informal (official meeting) to provide some update to residents. One more meeting is planned before year-end. About 50 residents attended the meet.

The rules and regulations of HOA (Home Owners Association) were discussed.

A booklet with a set of rules was given to each resident few months ago. The document will be revised as necessary. It was pointed out that the rules are not meant to punish residents but to upkeep the property values. The rules are meant to bring uniformity in the appearance and appeal of homes within the complex and are taken from rules for similar communities.

It was also mentioned that single family homes and town homes are fee-simple units and rules are less complex than those for condos. Mainly they are concerned with the outdoor appearance and neglects. The team frequently move around the development to notice any violation and give citation/warning to the resident. First a resident will be asked to comply with the rules in a reasonable amount of time, and later fines if necessary. The goal is not to collect fine but enforce some regulations. It was added that anyone can report any violation in the complex by phone/email by visiting Association Advisors site (www.askaa.com). The name of the informant will remain confidential.

There were some violation notices were issued to residents. The causes included:

a) Having fountain in front of home. This decreases home values in development and it is a source of stagnant water.

2) having decoration lights strung along gutter throughout the year. It is allowed for Christmas and other religious holidays for some time before and after the holidays. Otherwise it is a distraction.

3) Uncut grass/unkempt lawn for long time

4) Any unauthorized structure or modification. Residents needs to fill out a standard application form, available with HOA.

5) Planting vegetables in backyard. However, the association is reviewing this rule as some residents have protested. May allow small vegetable gardens (but without any nuisance such as chicken coop wire mesh around it. or one containing weeds around it)

6) Deck behind the home. Residents pointed out that being a removable structure, even it does not require permit from township to construct one. HOA said still it is good idea to fill out permit form.

7) Dish antenna. HOA said it prefers rooftop one compared one on the ground or in front yard. If it is following communication rules or township laws, it should be OK. Since some have installed them before the HOA rule came into force, they may be allowed to continue.

Talked about the issue of stones spread on the road near Irin Way turn in Summerfields entrance in the 19th meeting at Holiday Inn. Also stressed that it is a 10 min job and some residents have their tires damaged due to stones/nails/wooden chips lying on the road. The builder's representative promised to clean up the entrance area.

Yesterday the area was cleaned up. We appreciate their quick action.

i too appreciate the quick action but still think it should have been handled immediately. while it's not the responsibility of the construction crew or the sub-contractors they use, several builder representatives (sales office, pete himself, etc.) were driving through there daily and neglected the problem. thanks to all the raised the issue at the meeting.
