Better neighborhood better schools better surroundings. You must have driven west on 33 through the farmland area. Beats driving down Broadway in S. Amboy past bar after bar. Why do you think there was an exodus from NY and Northern NJ in the first place?

Yeah nope. Doesn’t work for me, so not better. In fact 33 would be WAY worse. That’s why we gave up on Hazlet/Middletown even before Manalapan/Monroe.

You clearly don’t understand what I am saying. Monolithic thinking is wild.

Now obviously you did not understand the Route 33 comment. I didn't say it was convenient to live there if you have to go to SI for work. I said it was a nice ride on a weekend afternoon. Not big on hunting in my backyard so that's not important to me. Monolithic thinking? To my mind a nicer neighborhood trumps a few minutes extra in a car and like I said I never had to deal with rush hour traffic. I know all of these neighborhoods very well spent my life in NJ and you couldn't give me Sayreville. Thanks but no thanks.

I don’t care what you think of Sayreville. I’m trying to tell you to stop using objective language when you’re clearly using subjective factors to reach your conclusion.

Yep, and that's what makes inventory so low. Which drives up price even more.

A 3 br 2 ba ranch, one car garage, corner lot - one side a busy street, the other quiet - listed at $699,000 and just closed for $812,000. It was completely remodeled, but still a 3br 2ba ranch.

Since yesterday, my block has been a nightmare with people in and out of showings! At least triple the activity from when it sold a few months back.

What gives? Are people getting desperate to buy before the rates climb too high?

I really thought things had cooled off.
Ahhhh! I went to middle school and HS in Sayreville! I miss it there.

Pretty much any house in reasonable condition in a reasonably safe neighborhood is flying off the shelf. The market is great now, but we’ll see if it slows after July when buyers need to pay their agents. We’ll see!

Why would buyers need to pay agents?

The National Association of Realtors lawsuit came out that after July, sellers will no longer have to pay both agents, just their own. Depending on the timing of your house sales, you can put a claim form in to get a few bucks back from paying buyers agents. There is a thread on this in the Real Estate Forum.

If this is the case, I’m sure buyers would just buy without an agent.
