I was offered a two bedroom / two bathroom unit on the Box Street side. I turned it down. I am mid income and currently in an apartment that is much bigger, has a private terrace, great neighborhood and one block from the L train that is only 300 more per month. Paying all that extra money to move, to be near a shelter, near a train that will add a 1/2 hour on to my commute every day just didn't seem worth it.

Thank you so much for the the update, I am still waiting I currently live with my mom so if the offer me an unit I wouldnt hesitate, I have a 19 month old and I cant wait to give him his own space etc.

We've been lurking here for a LONG time and just signed our lease for a two bedroom. The units are not huge, but we are willing to throw a bunch of stuff out to accommodate it. The amenities in this place are just incredible, the location amazing (people have only mentioned the G train, but the 7 is the same distance away across the Pulaski Bridge.)

The price is only slightly a deal, but in ten years it is going to be a knockout because the deal they signed with the city brings the rent increases in at BELOW what the City sets as the stabilized increases for most units. They are putting a boardwalk in in the next ten years as well. There is nowhere else for Greenpoint to grow into up there and there is almost ZERO traffic in the surrounding blocks.

The good news is that, according to the management company, there are 26 units left, I think a lot of them are for middle income two bedrooms because a lot of folks are turning the units down for size reasons. If you are middle income and looking for two bedrooms, swallow your pride and take the units. These are going to be a REALLY good deal in a decade.

In twenty-five years, they are going to be unheard of, especially in a mixed income building where every single tenant has access to the common amenities, as so many developers have been so aggressive about creating "poor doors" for the low and middle income folks. (We turned one down at Gotham West because of this and because we didn't want to live so close to times Square)

A couple of other things that people haven't considered:
-Some of the best schools in the city in a district with open applications for every school. You don't have to go to your zoned school.
-You can be in Midtown in five minutes via the Pulaski Bridge and the Midtown Tunnel and on 495 East in the same amount of time
-Rent stabilized for 35 years
-Great playground a block away

It's a really incredible place. It's not as big as you'll find elsewhere, but we live in NYC. Those big places are harder and harder to find and usually come with unwelcome surprises (mice, cockroaches and rats where we live now)

Congrats...and positive thoughts.
But in 10 years or 25 or 30 years, as you mentioned, no one plans to keep renting places...Not me at all. Everyone (I believe so) is planning to buying his/her own place.
Bottom line= If the building (along with the sheltered area) is not suitable for living at the time of renting, few people would be less likely to terminate their lease and move there with the HOPE that it will be ok in DECADES.

@mslove4 which building is that for? I was told they still have 1br. Im wondering if thats for a specific building. If you dont mind me asking what floor was the apt you got on? Im still waiting for it. Hope i get it i know they are filling fast. I hope the ones that are left arent on the ground floor

@bobjohnson55 i agree that most developers are creating these poor door entrances for the low income is ridiculous. Ive applied to a few and a majority of these buildings dont include amenities. hopefully i get accepted and ill be your neighbor!

They only had 1 ground floor and it was studio.
Ground floor U have your own patio space so they are market price.
