So this new building coming up in East Harlem - The Smile- I went to see it, it is a very interesting and nice-looking building and it will be packed with amenities, however, the vicinities are as bad as it can get. The corner of 125TH AND LEXINGTON is just one block away!!! I applied and have CB because I live in the area, but I am still a bit on the fence, even though, I bet the building itself will be great.
I often mock people complaining about "bad neighborhoods" on here, but 125th and Lex is srs bzns. But the Smile itself sounds quite nice. It's tough because the Metro North "cuts you off" from the nicer stuff to the west. Sometimes an avenue does work to contain craziness, but you're on the wrong side. If this building were west of Lex, it'd be an easier call.
Nonetheless, I'm guessing for a lot of folks in the lower income bracket in particular, they're already in a questionable area or a bad situation, so moving to a really nice building in a marginal area with a new and rent-stabilized apartment nonetheless represents a real upgrade.
I am not complaining about "bad neighborhoods"! I live in East Harlem as well, hence, my area is quieter and way more livable than where the building is located, but lets cut the crap here, the area is always full of junkies, police officers and the rest, it is dirty and it is loud.
On my way to the building, I was approached by an elderly man in a wheelchair, right off the corner of 126th and Lex selling me drugs around 6:30 PM, so yeah, East Hamptons it is SMH!
I am currently in Madison, and it feels very different from anything east, so the area, street, the section does make a huge difference in terms of quality of life. Would I refuse it if I get it? Probably not, would I be as excited as I am about other listings I have applied to? Not really.

I'm realizing most people on these board never go to neighborhood they talk about. Or did a long time ago. I agree with you. I walk by the area 1-2 times a week and hate it. Especially now, its like tent city without the tents. The area is fulled with homeless and druggies.
Yea that area is rough, better take boxing and self defense classes.
