What's going for JH is that you don't have to go bring your car out to do much of your "shopping". The area is pretty much self-contained with neighborhood needs (as opposed to dedtination shopping in Forest Hills) including 37th Ave, which saves residents time and gasoline costs.
More affluent NYCers are beginning to discover this advantage and are flocking to JH and similar areas.
Roosevelt Avenue historically has had issues with street prostitution, drug dealer, etc in part because a lot of the ugly busted up retail spaces along the Avenue weren't places most normal retailers would rent. In recent years they've demolished some of these businesses to make way for new grocery stores, Staples, Rite Aid, T-Mobile/Metro PCs store, and condos.
I've never seen a single hooker or drug dealer anywhere on Roosevelt from QB through Flushing. Maybe they were there in the 80'ies but common let's get with the times

And there were there in the 90s. And even in 2013 on Roosevelt Avenue there are people who approach you asking if you want a massage in one of the busted up massage parlors on Roosevelt Avenue. What do you think is going on in those "massage" parlors.
As late as the 90s Roosevelt Avenue was for female hookers (pimps would try to sell you girls), 37th Road was called Vaseline Alley (male hookers) and the side streets often had drag queen hookers. The NYPD cracked down on that big time, plus with the internet a lot of that went online.
So basically, what they're really doing is slowly tearing down the older, seedier businesses (bars, massage parlors), redoing the real estate (building bigger box stores) and renting them out to major retailers.
Keep in mind just because you haven't seen anything doesn't mean it's not there or that it wasn't a major problem in the past.
If you read my initial comment on it, you'll see I said Roosevelt HISTORICALLY had issues with prostitution. I tend to think historically implies much of the prostitution was an issue in the PAST.
With that said, now that they've gotten rid of the most blatant forms of street prostitution, they now want to get rid of more of the crappy bars and massage parlors and replace them with better business that cater to the more affluent population that lives in the area these days.

I think all these developers are putting this country in deeper debt as well as the people who work to pay for all the condos they're building. I wonder if they're really turning a profit at the end of the day
for spending all these billions of dollars to displace former residents and gentrify everything, or is it
just another scam, money-pit bubble. When will people wake up? There's nothing wrong with rebuilding unless it is just too expensive to afford.
