All of Western and Central Queens are already on their way to being expensive or are already there

It might, but there’s still a ways to go before LIC gets pricier than DUMBO as LIC still has quite a few parcels to develop high-rises while DUMBO does not. It certainly won’t beat out prime Manhattan anytime soon.
