There is no doubt they gentrified Flushing, Queens, as warehouses go down, luxury buildings come up and the restaurants there are amazing. Flushing is young an prosperous.
Flushing, Queens is nothing like your old school Chinatown, it looks like a contemporary Chinese downtown. I'll definitely count Flushing as gentrification.
But Sunset Park/Borough Park/Bensonhurst.... nothing fancy last time I checked...
61st Street in Brooklyn will be a smaller scale of Flushing in 5-7 years. Developments are in the works.
Whole South Brooklyn will resemble Eurasia in 20.

Sunset Park and Bensonhurst do have some nice restaurants that are not like your old school hole in the walls. Plus property values have skyrocketed.
Though I agree that they're not Flushing level yet.
I won't lie. I moved into one of those hipster buildings on the Lower East side during the 90's and you definitely felt like the neighborhood people and "you" were segregated...yet so close. It was kind of weird. An oasis in the jungle. After awhile it felt like I was part of the problem while I complained about how cool the EV used to be. Imagine that. Funny now at 50 but not back then.

Asian restaurants? I know the very South-East of Sunset Park has a few very large restaurants that apparently got in trouble due to Covid.
Restaurant-wise, a sub-section that was popping a few years ago was Bath Beach. Turkish, Vietnamese, Russian, Georgian, Bosnian, Ukrainian you name it...

Yeah, I mean nice Asian (mostly Chinese) restaurants that are at the higher end of moderatrly priced.
Sunset Park in its southern stretches is mostly immigrant families, including Chinese, and their restaurants aren't usually that high up in price even with the nicer ones. There's a bit of the slightly fancier stuff just a bit to the east though.
Sunset Park's also been rapidly gentrifying in the more traditional salaried, white collar professionals moving in sort of way in its northern stretches which has also put pressure on the immigrant families to move further down the subway lines (away from Manhattan).

Yeah.... the 150,000 2Br apartments that were available in 2011 went up to 450,000 a few years later.... everything that has the name Brooklyn is ridiculous nowadays. Industry City pushed that even further and their streetcar project is not going to help.
I remember visiting a place there 10 years ago, first thing the realtor (who by the way was of Chinese descent) said was "this is the next Park Slope". But this was more towards 4th and 5th Avenue, so largely Hispanic area.
While driving down there last week i managed to snap a few pics of the building but can seem to get anyway near it as all the streets are blocked or one way only.
Snapped a few pics of the Joinery too, sucks so bad to pay 500K and the view is an abandoned gas station, mechanic shops and sanitation parking lot.
