birds of a feather flock together ……

his view is ,if one isn’t financially. benefiting themselves then no one else should be.

anyone else making a profit is corrupt and evil, especially when it comes to real estate .

in his mind those who put money into real estate should do it free

Couldn't have said it better myself.
Me ? Currently ? Better to keep the property unoccupied.
Courts side with tenants more so than Property Owners.

well i wouldn’t want an unoccupied apartment at all ..that would be counter intuitive with me footing all the bills
unless i was looking to sell the building …..

but at the end of the day that building will sell for rent roll or potential rent roll if the apartments are stabilized so unless it’s a stabilized co-op there is no advantage to having it unoccupied.

who ever buys it will still only get the allowed rent.

whether or not one wants to be a landlord in nyc is a different issue . i wouldn’t under these new laws unless it was dealing in special situation stuff like stabilized co-ops .

but even then i wouldn’t want to just hold them and be a landlord , i would want to try to get the tenants to take a buyout offer and sell them
