Ideas to split the "City Branch" spur of the Old Reading Viaduct into both recreational space and public transit

Now, according to Spina, the Planning Commission is, “adding the Friends of the Rail Park proposal with the caveat, though, that our main position is still that the primary use of the cut should be transportation, but we think there is enough room down there that it could be done in conjunction with a recreation trail or some other recreation space.”

Looks like 1919 Market will be 28 floors. Here is the new render:



Brandywine Realty Trust is proposing to erect a 28 story 278 unit rental apartment tower on the northeast corner of 20th and Market (next door to the Blue Cross building) (click here to see a schematic of the building). This plot has been vacant since the demolition of the Sheraton hotel (which served a fine martini in its day). In keeping with the Association's neighborhood plan, the first two stories of the building's four story podium contain 25,000 square feet of retail/commercial on both Market and 20th street, a feature which should enliven the pedestrian experience. The tower, which rises from the 5th to the 28th floor, will be set back 200 feet from the southern façade of the Kennedy House high rise to accommodate the privacy of Kennedy House residents with south facing windows. Floors three and four feature two story residential units with interior stair wells. Contrary to the Association's neighborhood plan, the 219 parking spaces are all above ground within a garage that is not wrapped with an active use such as residential or commercial. Cars will enter and exit on 20th Street, while all loading and unloading will occur on Commerce Street, the alley street separating the site from Kennedy House. The building features a roof top pool adjacent to a fitness center and club room. Brandywine is shooting for a LEED silver certification and hopes to begin construction this Fall, with completion targeted for March of 2015. The project requires some modest variances and, under the new Zoning Code, will be subject to Civic Design Review. CCRA has already assigned a Major Development Task Force for this project, and it will also be presented at a general membership meeting. The details for that meeting, which will be held before July 31, will be posted here. The project will require zoning review.

Right next to that 9 story proposed residential building, the parking garage at 8th and Filbert will see a pretty dramatic facelift.

The parking garage plan looks cool, but I don't see it looking even close to that. Inga Saffron doesn't either, even though she is usually negative. And I wish an office tower would be built at 20th and market instead of apartments. Just need a major tenant to fill it...

University City "Innovation Neighborhood"

Add to this the possibility of high-speed rail that would reduce travel time to New York City to about 40 minutes and to Washington, DC to about an hour, and Fry is confident there will be huge demand for space for many different uses, and building over the tracks would create more useable real estate.

After his presentation, Fry said while he's not absolutely certain if the air space idea is feasible, the time to find out is now. That way, the more near-term projects around 30th Street station and other nearby areas can be planned, designed and built to fit seamlessly with future development in the airspace.

Fry said like the Innovation Neighborhood, any rail airspace development would also be open to many other entities, public and private, in part to foster innovation and cooperation with the university, and in part because it's too much space for just Drexel.

Drexel would act as a master planner, he said, but would have many other partners.
