And one of the biggest jokes of all. A big undeveloped lot that has sat this way for years. This is right in Rittenhouse Square. It is one of the most desirable places in the city, and yet can't get this site developed. Again, would this happen in DC, Boston, NYC? This is prime real estate.


And yes, notice the huge crowds walking all around the city streets lol in one of the busiest spots in the city.

lmao Google maps is just so reflective of real life street activity. In terms of your other examples, are you seriously suggesting these types of things don't exist else where and also that a majority of the buildings are groudlevel parking

That poster doesn't seem to know that it wasn't that long ago that huge sections of Massachusetts Ave, near Union Station in DC, had few buildings on it, for example. And the Convention Center/Chinatown area was not particularly inviting.

I don't know the backstory behind the Hale building at Juniper and Chestnut, but that is under new ownership and currently being renovated.

And the apartment building at Camac and Locust was in a legal battle for years after the fire that destroyed it. It is currently being gutted and renovated into apartments.

Don't act like every building in Boston and NYC has life in it, there are still decrepit structures all over New York that are still in the process of being developed just like Philadelphia.

Half of the buildings you posted are not condo towers, but office towers/stand alone garages. There are more condo buildings in Center City with underground/no parking than above ground garages, I will gladly post a list for you.

Also, the lot in Rittenhouse was purchased by Castleway (an Irish real estate developer) in 2006 with plans for a condo highrise and they fell through because of the recession, there have been on and off plans to sell the lot to a developer, but they always seem to fall through. The main reasons being that the cost to develop there is astronomical and the NIMBYS in Rittenhouse plan to fight any proposal that calls for the demolition of the two old buildings on the rear of the site.

That is a prominent vacant lot, however, that is really becoming a lone wolf aside from the mess at 8th and Market. There are several other parcels that are now in the process of being developed into very large residential projects throughout the city.

Also, if you scroll around in the last map view to Rittenhouse you can see people everywhere for the Rittenhouse Farmers Market.


All of the information is easy to attain, so instead of bashing Philly with false claims, take the time to be productive and look up all of the positive changes happening in the city.

And to be honest, Philly has a better downtown than dc. I like dc but i wasn't that impressed.
