There turning off the lights in the abandoned areas , not in the areas where people live. Why keep up the Infastrature in abandoned areas it makes no sense....it puts alot of strain on the state and city tax payers if you keep up Infrastructure where theres no one using it...

A developer in this area is working on a layered development concept. A commercial/shopping/town center area with layers of residential areas surrounding that core area. The elderly living in modest apt's and smaller homes. They're closest to the shopping to shorten their walk. Their housing also acts as a buffer for the more upscale residential Layered outward. Most of the housing is within a few minutes of the "town center". I thought it was an interesting concept. In practice im not sure how well his development is doing, he was caught up in the cuyahoga corruption scandal and has been away to "camp".

Many of the residents would work away from the "town" but each of these would have offices and stores that could put many to work.

The Largest style of this development is underway in Utah near SLC , its the most popular place to buy a home , they have homes for the Eldery , first time buyers , mc Mansions , apartments , condos.....the Development itself is the size of Half the size of Manhattan but all Suburban. With a reduced need on the Auto , its criss crossed by bus lines a light rail line , along with bike lanes and trails...

Yep. Local officials here want to close their eyes to the agenda and just take the money. They are selling our freedom!

Fortunatley we were able to vote one official out a couple of years ago. Looks like 3 more will be replaced this election.

I believe there are requirements for every town or city to devote so many units to low income housing. That's the way it is in CA. I haven't seen that included in these master plans. Wonder where they are going to put them.
ecovillages sound so appealing don't they? Everybody is treated equally, taxed equally, strict compliance gushing with peace and harmony for the collective. A herd mentality if there ever was one. CC&R's, HOA, and bonds for infrastructure, in CA the additional tax is called Mello Roos.

Smart growth is just fine when done voluntarily. If smart growth is wanted by enough consumers, smart growth will come about automatically.

Forcing developers/property owners to develop smart growth or live in smart growth (through rezoning) goes against the American values of respect for life, liberty and property that our country was founded on. Forcing people to produce something the market doesn't want is unsustainable.

No gardens, no clothes lines, no parking on the street, two pets per household - pick up after your dog. No loud noises after 10 pm. Don't wash your car in your own driveway. Swingsets? Play Houses? Potting sheds? No you can't have a garage sale. Home Owners Associations that tell you how, what, when, where and what.

No thanks. It's a pretty little prison, to be sure.
