I work in NYC. Bronx & Harlem where I switch trains are full of BUMS, BEGGARS, DRUG ADDICTS, etc.

Harlem btw, just like Wall St, is part of Manhattan.

Cities are a mixed bag. Some productive people, some bums.

Yep, but basically everything beyond agriculture and mining is centered in the cities. And even in those industries the market is largely the cities. Rural areas and cities need each other, but my point still holds. Most of our nation's economic output and innovation is centered in its cities.

Housing/rents is going up in many cities while wages remain stagnant. It causes people to flee and move to areas with more affordable housing.

And in some cases, housing is "affordable" because the area is sketchy. In many areas it's "you have to pay to be safe".

IMHO, it is more about the rat-race factor. Cities, whether D or R, they get too populated and the quality of life declines. Of course government cannot keep-up with the huge demands placed on it, things degenerate and crumble.

Of course population is not the only factor, but it is a huge one.
