How prone is the current Mami Nora's location to the flooding issues along Crabtree Creek?
I don't know, but the car dealership next to it floods all the time. I'm surprised that the Cookout is being built there. With the new development at Raleigh Iron Works and the park that is on the way, it seemed like they moving towards higher end development like McNeill Pointe.
I honestly preferred Viva Chicken to Mami Nora's, but I can understand why they closed with all the development happening at North Hills.
Fairly prone to flooding. I read somewhere previously that Mami's wanted to close the WF road location, raze it, and rebuild at a higher elevation. But they didn't want to close it until the Glenwood Ave. store was in operation.
The article is a bit confusing but the sale to Cookout involves the Wake Forest Road location, not the Glenwood store.
That said, I find it interesting that the failed Glenwood location, along with the surrounding property, was sold to The Bright Family Properties, LLC on March 3, 2022. The building was under renovations toward becoming Mami's in late 2017 with a planned opening in early 2018. So four years after the fire, someone has bought the property.
I have to think that something will be happening to the building, whatever it is. Why would someone pay $1.45 million for a burned building and not develop it into something that generates income. But I'm pretty sure it won't be a Peruvian chicken restaurant.
At this point, just raze it and rebuild something new. The current building has some bad juju.
2401 Wake Forest Rd is in the "AE" flood zone with a 2.1% chance of flooding in any given year. It's about 50-50 that the property will flood at least once within 30 years (0.979^30=0.529).

I live in the area and I am a bit surprised that it's just going to be replaced by another fast food chain. There are already 2 Cook Outs within a 10 min drive, 1 on the very same road (albeit FotN) and the other on Capital. A disappointing turn of events given the location.
