How did today go for showings Kathryn? I had 9 with a full price offer from someone out of town that saw it on the internet. We have 6 scheduled for tomorrow and 5 on Sunday. We have another offer coming in. I am really hoping for a cash buyer so it can close quickly.

I've gotten two offers now, one above list price and one at list price, but both are contingent on the sale of their properties, neither of which is under contract yet. So I told my realtor just to sit tight and tell both sets of buyers that I like their offers (which I do) and let's see what happens in this seller's market over the next few days.

Your approach is wise. We are looking at the offers tomorrow at 5 and deciding. I won’t consider any contingencies either.

My realtor and I really do like these offers and we're both pretty sure that their homes will be under contract soon, so we'll see what the cat drags in so to speak. Meanwhile, I have multiple showings scheduled over the next two days and all the feedback so far has been very positive. Time will tell!

Cash buyers are the best! I, too, just sold a property to out-of-town buyers. We decided to sell our vacation property/secondary residence on Miami Beach earlier this month.
We received several offers, including one with an escalation clause that resulted in a bidding war before we ultimately accepted an all-cash offer. The buyers are South Americans who are purchasing our condo sight unseen and the money is coming from a numbered Swiss bank account. Ah, such is life in Miami.
I would love a cash buyer and would take a lower price if I had one. We have 11 showings scheduled for today and in total 33 showings in 3 days. We will choose a offer tonight. We are asking 370 and one is coming in at 400. The house is a 1950’s ranch that is 1400 sq ft and we completely remodeled it 9 years ago before moving in. It’s right in town with a big yard in a great neighborhood. So excited since need to sell and move on since I divorced my husband. We split the profits.

They won't be listed till Monday! GRRRR!!!!! So yeah...no. Not in this market. Not right now! But both of them should sell quickly. So come see me with a contract on your property and a closing date.

Sounds very exciting, though I am tired of being out of my house and I don't have as many showings as you!
I am averaging two showings a day (this is day 3). I have had several offers but they're all contingent with no contract on their houses yet. So no.
Mine is at $465,000 and I've already got an offer above that so we'll see what happens in the future. My house is in the suburbs, in a bedroom community of a bigger metro area. It's very desirable, with really good schools. It's 2700 square feet, and a pool, on over half an acre, in a gated community.
Very different properties and locations it sounds like, but the bottom line is that we should both do fine in a seller's market and this certainly is one. I would have preferred to wait a few more months before putting mine on the market but I decided not to waste valuable time and this market's energy.
