So we had 3 offers and took one for 400k with 80k to put down. I am really relieved as I bought a condo and when my ex husband’s loan fell through they could have put it back on the market but they gave me a week to get into contract. We were gone 10 hours a day which was a pain. Dave, selling during a down market is stressful.
I was negotiating with a listing agent for a condo my BFF just bought and while we were finalizing the offer details, they got two other offers by phone.
These days I know owners are taking all cash rather than higher priced financing deals.
My girlfriend owns the title company so I was able to bring in a three week closing which helped.
If you get multiple offers, you might ask the buyers to "sharpen their pencils, and give us your strongest offer."

One of the couples who made an offer above list price needs to sell their house before they can buy one. They have three offers on theirs already, so they are looking closely at those. I'd take a contingency offer if the buyers already had their home under contract.

Oh I'm not asking for sympathy - just empathy if I can get it (and I'm not counting on it!).
This is definitely a seller's market. But I am in a price range that necessitates most people to sell their home before they can close on this one. I've had several offers, all either at or above list price. But so far they are all contingent with no contracts yet on THEIR homes. So not desperate enough to take an offer like that yet.
I’m house hunting now. My house won’t go on the market until I’m under contract for a new place. Because my realtor has told me that my house should receive multiple offers and will sell within 48 hours. Given the limited inventory of where I am going (and the market is not as hot as it is where I am selling), I can’t afford to sell and then be homeless. However, I have a realtor in my home city, my house is prepped, and the listing photos have been taken, and my selling realtor wrote a letter outlining the market where I live and how quickly she expected my home to go under contract. Basically, we’ve tried to do everything possible to put a sellers mind at ease that I’m not casually looking. My realtor also knows that I can drop the contingency if needed on homes under a specific price point. I say all that because not all contingent offers are a waste of time. Obviously, my strategy would not work in a market where homes often receive 5-10+ offers the first day or so of listing, but I’m going to market where most homes take anywhere from a few days to a few weeks to sell (and there are a few that have been on the market for months).
