I would also leave it open for prospective buyers.
I get this, but it was closed in the listing photo in a closet surrounded by a bunch of clutter. The closet was obviously left open to show it off, but I don’t see buyers going to see a house specifically because of seeing a safe, and all it does is draw unwanted attention.
Kathryn, millennials and retirees here really want to live in town. They are very different properties. We don’t even have a month’s worth of homes locally. The dogs and I have been at my friends for 10 hours every day. I am glad it will be over tonight. I am choosing a offer tonight. I hope you get a offer soon where their property is under contract.
Funny how many are making an offer without even having their house on the market!
I agree. I mean, they are both putting their houses on the market tomorrow but still...it's like they are perusing a market that moves way too fast for that luxury.

I get what you're saying. My house is in a prime location because real estate is moving in this direction anyway, so I'm more concerned about the price, which is above the median price for this area, but still...it's getting a lot of showings. I think a really good one just wrapped up.
We were surprised when we moved to this neighborhood that it is so full of younger families - I mean families with babies and younger school aged kids. Out of about 50 families there are only I think 5 that are retirees aged. Not many millennials but I'd say that the average age is probably 40 t0 45. Lots of professional families who apparently married late and/or put off having kids till they were over 35. There are 75 kids out here and only 50 families!!!!!!! And some of the families, like ours and a handful more, maybe 8 total, don't have little kids. I don't think there are ANY teens out here, which is unusual I believe. But anyway, it's a great neighborhood and in high demand and there's just nothing for sale out here, so that's good.
Also, in my experience it is better to be one of the smaller homes in a neighborhood than one of the larger ones, and some of the bigger homes out here go well over $650,000 so $465,000 is a good price point - I mean, if it's this neighborhood a person wants.
I would love a cash buyer and would take a lower price if I had one. We have 11 showings scheduled for today and in total 33 showings in 3 days. We will choose a offer tonight. We are asking 370 and one is coming in at 400. The house is a 1950’s ranch that is 1400 sq ft and we completely remodeled it 9 years ago before moving in. It’s right in town with a big yard in a great neighborhood. So excited since need to sell and move on since I divorced my husband. We split the profits.
If you get multiple offers, you might ask the buyers to "sharpen their pencils, and give us your strongest offer."
