Aren't they all over the place? They are called retirement communities. As soon as it is for "or whomever", then it is nothing unique. There are pockets of co-housing in lots of places and that is essentially what this is.
Most retirement communities are geared towards couples though. There are a ton where I live, and I've never seen a singles only concept.
I think you guys have a great idea. I'm not quite at your over 50 yet, but I would definitely be interested in the concept in future.
Need bike trails too though. Yards large enough to have a private small garden.

Although you make no mention of it in your original post I get the sense, based on the location and status you stated, that you would like this community to have a strong religious component and that is a total turn off for me.
Think I'll stay here on my little farm in VA, just me and the critters.
