Rancho Cordova (Anatolia) is bad area? (Sacramento, Roseville: real estate, foreclosures, to rent)

Hi,
We were looking to purchase in Rancho Cordova (Anatolia), but everytime we mentioned this to somebody, we have no response back. It is as if they have everything bad to say if they open their mouth. I have done my research on different areas of Sacramento, each with good and bad. I am also aware of Rancho 's bad reputation.
The question I have is: What is the basis of the claim that the whole Rancho Cordova (e.g. Anatolia) is bad ? (other than news on the TV) There ARE bad areas in Rancho Cordova, especially the older parts, but not all of the parts. Each area in sacramento (even outside sacramento such as Roseville and Rocklin) has its own strength and weaknesses. Somebody please enlighten me?

Hello,We have lived in Anatolia for two years and enjoy the peaceful and quiet environment within the community. Additionally, the jogging/bike trail, clubhouse and pools, parks and friendly neighbors are advantages. The disadvantages are the lack of retail/commercial establishments with the exception of the soon to open Walgreens. Also, there's a range of reports about the rendering plant smell with some reporting a frequent odor and others infrequent. We have only occasionally encountered the smell which occurs mostly in the summer months. The community is served by the Elk Grove Unified School District vs Folsom Cordova. The advantage lies in newer and more asthetically pleasing schools as well as higher test scores indicating an academic advantage (we have 4 kids so buying a home in a well regarded school district was important). As far as shopping and dining in Rancho Cordova during the daytime we have felt safe. However, that being said we moved from SF and are accustomed to taking precautions that suburbanites may not. Night time strolls are limited to Anatolia and enjoy the sounds of crickets, frogs and the occassional mooing from the cows that sometimes roam the nearby open space areas. As far as buying in a decent neighborhood in Rancho the areas to shop would be Mather Field, Anatolia-Sunridge-Kavala Ranch, Gold River, and Stone Creek.

As I recall in past discussions, they have a few challenges in the area. I've intermittently read stuff about a rendering plant being pretty close to the area, and some odors coming from the plant. Also, I know that when you drive south of Folsom Blvd a bit, it seems like you go past a lot of junkyards lining Sunrise Blvd.

I also know, from speaking with a "burned" flipper, that they have a very high supplemental property tax out there, for road construction, school construction, electrical etc. I assume that the community also has some HOA dues, but I don't know how high this runs.

I do know it seems pretty isolated out that way.

You pretty much nailed it. I have offers on a couple houses in Anatlia and I think that neihborhood is the best value right now. It is not uncommon for nice houses to be around $100/ square foot. HOA is $115 a month so be sure to take that into account. But Anatolia is a nice quiet neihborhood that sits by itself. Might also want to look into Independence at Mather if you want lower HOA fees but still be in the same neihborhood. I would just drive out there and take a look for yourself. They will eventually develop the area more and it would be a good investment.

Anatolia was built out during the peak of the housing boom, the area was hit hard by foreclosures, so it has became a lot more affordible. But the schools and the neighborhood itself have held up very well.

The schools in Anatolia are strong and have stayed strong. If you lived in Anatolia, your children would attend Pleasant Grove High School, the top scoring school in the Elk Grove Unified School District. They would attend Katherine L. Albiani Middle School, the top scoring middle school in the district and Sunrise Elementary School an elementary school in the top 10 in the district.

Given how much housing is selling for in other areas of the region, Anatolia offers you some of the cheapest newer housing with this level of school quality anywhere in this region.

All of your comments are of great interest to me in researching the Sac area. We are from out of state and will be moving there in 5-6 weeks. Where to start? IDK! Husband will be working in Rocklin, any thoughts on housing? We have suffered heavy losses in real estate over the last couple years and now will probably be wise to rent for a year till we figure out where to land.... 2 High school kids still at home and we are both professionals.... Areas?

If you are just going to rent for a couple of years, and your husband is working in Rocklin, I would look at Rocklin or perhaps Lincoln if Rocklin is too expensive. Anatolia is pretty far from Rocklin and rents don't vary as much as housing prices, so you probably wouldn't save a lot in rent by commuting from Anatolia.
