Hello, we are looking into possibly relocating to the Burlington area sometime next year. Are first choice of places was South Burlington. As mentioned in other posts here, the housing costs seem higher the closer you are to Burlington. Obviously closer to more jobs, stores, just the whole convenience is oblviously one of the factors. What my question is, is there a town or towns in the area that someone would recommend for getting more house for your buck? Rural is not a problem. Really just being within 30 mins of Lake Champlain is what we are looking for. Could be north of Burlington or south of it. Thank you very much.

trying to keep it under $200,000 if possible. Just looking for a single family home, 3-4 bedrooms, garage etc. Nothing spectacular. I see some actual new homes in other areas for $199,000 and so on, but really would prefer to be closer to the lake if possible. Thanks for your help

Along with Colchester and other towns toward the lake outside Burlington, check Franklin County and, less likely to be affordable, Grand Isle County.

You could be within 10-20 minutes of Burlington depending on what you would be willing to live with for square footage and layout. Small homes or homes not well maintained will be the largest percentage of homes below 200,000 in the greater Burlington area. I'm sure you are aware that the pictures you see online or in the homes for sale magazines often times show the best feature of a home. You don't see all the problems until you see the home or have an inspection (the joy of home shopping). The best way to figure out where to be is to look at an area and see if it fits what you want. Then see if there is anything in your budget in that location. If you can live with three bedrooms, it will be easier to find a more affordable home in Chittenden County. 4-5 bedroom homes are hard to come by or I should say hard to find in your price range. Rural is not always cheaper because of larger land lots. St Albans is about 40 min north and is much more affordable than the Burlington area. A large number of people in the St Albans area commute into the Burlington area to work.

Milton was the most affordable place in Chittenden County last time I looked.
